Notes on the Rental Price Brake:

There are four possible exceptions in which the rental price brake does not apply. This rental offer falls under the modernization exception. The rent is more than 10% above the local comparable rent. This is permissible according to § 566g of the German Civil Code because modernization measures were carried out in the last 3 years prior to the commencement of the tenancy.
