You only pay for your house (possibly a semi-detached house). There is no developer involvement. It is free of building restrictions, free of burdens (both construction and environmental), and sits on sound building ground. There is no binding building obligation, neither in terms of time nor when integrated into an established neighborhood of one- to two-story residential houses.
There are no high-voltage lines, mast operations, solar parks, or similar installations—or at least none are known to be planned. Agricultural disturbances such as summer field irrigation are not noticeable. No cattle manure, no odors from arable farming or intensive animal rearing, no tractor or machinery noise, no “village” noise, etc. Here, everything is and remains quiet.
The property is fully developed with all utility connections available on the street. Pipelines for water, sewage, electricity, etc. already extend roughly 25 to 40 centimeters into the property, which is included in the price. (There once stood an officially demolished house; see § 34 BauGB.)
The area is idyllic, featuring some trees that are well over a hundred years old and of considerable value (walnut, cherry, hazelnut, Japanese alder, pear, etc.). You can estimate the height of these trees on Google Earth by comparing their shadows with the surrounding houses.
There is no obligation to use specific developers (“you can freely choose the companies”), and there are no easements for paths or utility lines.
In addition, the decades-old land-use plan designates the southern part of the parcel with an “M” for “mixed building area.” With a few years of patience and a well-thought-out subdivision (including pathways), the 1,900 m² could prospectively be divided into up to four building plots. It is accessible from the other side as well, via the gravelled Kirschstraße along the field edge, currently separated by a Benjes hedge (deadwood) from the former garden gate made of hazelnut shrubs.
The sketch—with marked areas according to § 34 BauGB and the exterior area under § 35 BauGB—shows (my) rough assessment of the building rights; for the rear southern portion of the property, the land-use plan would likely need to be incorporated into a development plan.
Currently (under § 34 BauGB) the planning for a single-family home (EFH) or semi-detached house (DHH) on the property should ensure that “the last main development of the neighboring west-side plots is not exceeded” (official information 2024).
Roof exposure for photovoltaics cannot be built over. Broadband connections of 100 Mbit are available according to online information.
Pobzig, with around 400 inhabitants, is a district that was incorporated into the city of Nienburg (Saale) in 2010. However, its infrastructure is limited to hardly more than a mailbox, although it does have a bus stop and a volunteer fire brigade.
The transportation connections are passable; without owning a car, however, it remains somewhat challenging. About 3 km south of Pobzig, Federal Road 185 (linking Bernburg (Saale) and Köthen (Anhalt)) runs by. The nearest Bernburg exit on Federal Motorway 14 (Halle (Saale) – Magdeburg) is approximately 15 km west of the village. Most locals rely on Nienburg or Bernburg for various necessities (such as local supplies).
Nevertheless, this “enchanted” property offers many features that I have long been searching for elsewhere. In the midst of a natural landscape, one can live far from the hustle and bustle of the big city. This “in the middle of nowhere” property offers spectacular conditions for those seeking nature and tranquility – pure idyll!
