Since our children have finally left Kaiserslautern, our single-family house with annex has become too large for us.
The residential building was expertly and very solidly built in 1905 by master mason Weißmann from frost-resistant, extremely durable sandstone. It is fully basemented, with the living area on the raised ground floor, three bedrooms, and a daylight bathroom on the added upper floor.
The indoor climate is very pleasant thanks to the sandstone walls, which are plastered both inside and out.
During the addition of the upper floor, hollow concrete blocks (24 cm or 2x24 cm) were used. Due to the well-thought-out interior insulation of these upper walls, the insulated top floor ceiling (from both below and above), and the floor in the ground floor being covered with aggregate, screed boards, and tiles, our house can be heated efficiently. Additional insulation measures are easily possible.
The new gas condensing boiler (from 2024) is hybrid-capable, and there is ample space for a heat pump or photovoltaic system (on the newly re-roofed annex). (Final energy consumption rating: F)
The windows (plastic, double-glazed) have been replaced, and the roller shutter boxes have been insulated. Furthermore, since 2000 the other trades (electrical, water, and sewage installations), the main, side, and room doors, as well as the interior plaster, ceilings, and floors have been renovated. The renovation work has been documented in a detailed photo archive.
The house offers privacy from neighbors thanks to the driveway and the annex (which protects an entire side of the house), so children’s noise or loud hobbies would not be a problem.
The annex provides space as a garage and is expandable. Currently, the upper area includes a pantry, a space for drying laundry, exercise equipment, and plenty of storage.
In the basement – which is accessible at ground level from the organic garden – there is a hobby workshop, a second bathroom, and a party room that makes garden BBQ parties possible in every season.
The garden has been managed organically for over 30 years. It offers plenty of fruit (cherries, berries, apples, grapes, plums, etc.). The shade-giving trees and flower beds are very well maintained.
Erfenbach has an elementary school, and the connection by public transport to the center of Kaiserslautern is perfect for the schooling of older children.
The house can be handed over by appointment and occupied immediately (without any renovation work).
The Erfenbach district offers everything families need: two daycare centers, an elementary school, and an excellent public transport connection to the center of Kaiserslautern — ideal for commuters and families with children. Kaiserslautern’s center is about 6 kilometers away, and Otterbach, with supermarkets, a pharmacy, restaurants, etc., is 2.5 kilometers away.
