The house, built in 1907, was formerly a guesthouse. During World War I it was also used as a sanatorium, and during World War II it served as a special refuge for single and displaced mothers with their children. Afterwards it was run as the Hotel Waldheim and later as the Hotel am Bach, lovingly managed and further developed.
The living area extends over three floors with approximately 180 m². On the ground floor you are welcomed by a lovely entrance area. A large breakfast room with an adjacent library overlooking the garden offers space for many possibilities. The spacious east-facing terrace invites you to linger. A large modern open-plan kitchen also provides plenty of space, even for shared living arrangements. The kitchen, built in 2019, is equipped with high-quality Miele appliances, stone countertops, and a Quooker tap. Also on the ground floor are a guest WC and three additional rooms, currently used as living space with a bathroom and an office.
On the first floor there are 7 guest rooms, 4 of which have balcony access. The ceiling height here is also approximately 2.75 m. On the second floor there are another 7 guest rooms, some with sloping ceilings. The room layout on these floors is easily changeable and can be adapted to your wishes. The attic is undeveloped and has previously been used as storage. Here, a large living area or yoga room can easily be created, as water and heating extend into the attic. The basement has two external accesses – one to the parking lot and one to the garden. It features several rooms, and the professional Miele washing machine and dryer used for hotel operations are included in the inventory.
The garden stretches right up to the nature reserve, surrounded by ancient trees and a rich birdlife that is very rare to encounter.
For health reasons we cannot continue operating the hotel. The house is available “turnkey” for continued operation if desired and is being sold including its inventory. On Booking.com, excellent ratings were given for the location (9.6) and for the overall house (9.0). Guests felt very comfortable here.
The house is in good condition. In 2019 extensive renovations were carried out on the ground floor and in the basement, and on the upper floors some flooring was replaced and the infrastructure overhauled.
Basement: The foundations and exterior walls are 70 cm thick, made of natural stone, with an exceptional ceiling height of 2.75 m. The basement is nearly dry, with only minimal rising damp.
Ground Floor: Exterior walls are made of brick with a thickness of 45 cm and a ceiling height of 2.75 m. The ceilings are in a wooden beam construction.
First and Second Floors: The exterior walls are made with a wooden frame, approximately 20 cm thick, with exterior cladding partly in wood or fiber cement shingles.
Roof Structure: A hip roof with an Eternit slate covering, ventilated over a wooden substructure. The wooden structure is sound and intact, although one beam on the gable side facing the street should be replaced.
Building Services: A completely overhauled gas boiler with a new 800‑liter hot water heater from 2021 is installed. The chimney was renovated during the installation of the gas boiler. The plumbing installations are in good condition and the electrical system has been renewed in the renovated areas.

Hinterzarten offers very good infrastructure and transport connections. It is located directly on the B31, 25 km from Freiburg, and has good transport links towards the Northern Black Forest, Switzerland, Alsace, and the Lake Constance region. Freiburg is reachable by train within 30 minutes at half‑hour intervals. Popular excursion destinations such as Titisee and Schluchsee are also accessible in a short time. Hinterzarten features a robust infrastructure with a bakery, butcher, grocery store (open on Sundays), and almost all artisans for building and renovating a house available locally.
