Looking for new tenants for four office spaces (42.5 m², 33 m², 30 m², 16 m²) on one floor in Stuttgart Sommerrain. Three of the offices are available immediately. The office with 30 m² is currently rented but will be free as of 31.07.2026. Renting individual rooms is also possible.

The two larger spaces are connected by a lockable door. The smaller room is intended as a meeting room, complete with a suspended beam projector mount. A small kitchenette is integrated into the corridor.

Modern facilities with separate toilet rooms for men and women are available on the floor as well. All rooms are equipped with ample electrical outlets and network sockets. The network cables can be patched via a central server room.

Parking spaces at the building are also available for rent (20€/month). Located in the Sommerrain industrial area, it is only a few minutes’ walk to an S-Bahn station or bus stop. With the S-Bahn you can reach Stuttgart’s main station in just 10 minutes. The A81 is approximately a 25-minute drive away, and the A8 about 35 minutes.

Directly at the Sommerrain S-Bahn station, there is a bakery and the popular “Sommerrain” pub. By car, both a Rewe and an Aldi can be reached within 2 minutes.

The rent for the office space is 10€/m², with additional costs of 2.50€/m² for the office area plus 6.05€/m² for the ancillary areas (33 m² when renting all four rooms or the entire floor). Parking spaces cost 20€/month if needed.

All south-facing windows are fitted with electrically operated external shading. The office spaces are currently unfurnished.

The ancillary areas and toilets are cleaned weekly. The kitchenette is furnished with dishes, glasses, etc. (no coffee machine), and a refrigerator is also available in the kitchenette.
