Flat for sale 3+1 • 111 m² without real estate, Lower Saxony
This spacious condominium is located on the first floor of an attractive townhouse. Built in traditional timber-framed style around the turn of the century, the building is divided into four separate residential units. From here, you can walk to all the facilities for daily needs. Even the Goslar market square, with its lovely cafés and restaurants, is just a few minutes away.
In this listed building (exterior monument), over the past few years, conservation and value-enhancing renovation work has been carried out. These include, among other things, the roof insulation, renewal of the house’s electrical system, water pipes, restoration of the front façade, installation of a video and intercom system, and the replacement of the rear windows in 2025.
The apartment, partly still featuring its original stucco ceilings, was comprehensively modernized with high-quality standards already in 2022. This included, among other updates, the renewal of the electrical wiring, switches, and their circuit protection. In doing so, possible options for vacation rentals were already taken into account. Almost all interior walls have been replastered with a breathable finish. In this and the painting work, eco-friendly and breathable materials were used. All supply lines such as radiators were replaced by new, modern flat radiators, optimized in terms of performance in 2022. Finally, the installation of a new, modern gas-fired floor heating boiler with a storage tank resulted in very moderate operating costs—even with ceilings up to 3.4 meters high! Nearly all floors have been refurbished. The current floor covering consists largely of high-quality bio vinyl plank flooring.
The central hallway leads to the individual rooms, beginning with the kitchen, which is followed by a convenient storage/pantry room. The second door on the right leads to the room currently used as an office/reading room, which connects to the bathroom. Immediately to the left from the hall is the very spacious, approximately 30-square-meter bedroom. The second door on the right leads into the living and dining area, which, like the bedroom, still features original stucco elements. The door even leads to an additional storage, cloak, or pantry room. Furthermore, the apartment includes a storage room on the half-flight of stairs, as well as a basement storage room.
The result is a like-new, comfortable and stylish apartment that is ideally suited as a private residence and/or for vacation rentals! On pleasant days, the associated inner courtyard of the building offers ideal conditions for outdoor relaxation.
This condominium is located within walking distance to the pedestrian zone and the heart of the historic old town of Goslar. Bus stops can also be reached in just a few minutes, as can all the facilities for daily needs and much more. This makes owning a car generally superfluous for everyday life. However, if needed, there is the opportunity to rent a parking space nearby for the current price of €45.00 per month. The central location also offers the opportunity to enjoy quieter routes for a stroll; for example, along the “Abzucht,” a small stream flanked by old natural stone walls and timber-framed houses that flows through Goslar’s old town, or in the green area on or at the old city wall, which is also just a few minutes’ walk away.
Goslar is a historic imperial city located at the northwestern edge of the Harz in Lower Saxony with 47,000 inhabitants. The city has a very rich history dating back to the Middle Ages and is famous for its well-preserved old town, which, along with the former silver mine at Rammelsberg, has been a UNESCO World Heritage Site since 1992. Here, over 1,500 timber-framed houses from different historical periods reflect the city’s history.
The Imperial Palace in Goslar was built between 1040 and 1050 under Henry III as his “favorite palace” and subsequently became a central power center of the Holy Roman Empire. Henry IV was born in Goslar in 1050 and, together with the Hohenstaufen dynasty, used it as an imperial residence, and it served for a long time as the site of imperial diets. The Imperial Palace remains, as the largest surviving secular building from the 11th century, a widely visited and impressive cultural monument.
The historic and architectural design of Goslar’s old town offers visitors a very special ambiance that can be enjoyed in many ways. Many restaurants and cafés invite you to linger and offer, in part, local specialties. There are narrow alleys, regional handicraft products, and many beautiful places to enjoy, shop, and relax.
Furthermore, Goslar is an excellent starting point for excursions into the Harz, which, aside from a beautiful landscape of mountains, forests, and lakes, also has much more to offer visitors of all ages at a second glance. Whether it’s the treetop walk, the “Barbarossa Cave,” narrow-gauge railways, various castle ruins, the new “Harz Tower,” the dripstone cave of Rübeland, the many beautiful castles, towns and small villages in the surrounding area, or a suspension bridge that ranks among the longest in the world—the list of attractions seems endless, reflecting a newly awakened charm of the Harz and its surroundings. Recently, even young people have been finding their way back to Goslar and the Harz, if only to enjoy, hike, or go mountain biking, cycling, or skiing.
Note: The monument protection applies to the exterior façade!
