Behind the house there is a small garden, accessible via a courtyard door and shared with the neighboring house at Moltkestraße 3. This garden is fenced with a wall and is accessible and usable only by the residents of the two houses. It is quiet, green, and yet very centrally located.
The bathroom was completely modernized and renewed in all respects some time ago and features a window, a bathtub, a separate shower, a toilet, and a washbasin. The sanitary fittings are in white, the wall tiles feature subtle marble-like patterns, and a blue tiled border runs around. Thus, the bathroom is equipped with modern tiles, fixtures, and natural light. All rooms can be reached separately from the hallway. The study room is not suitable as a child's room, as it is too small for that purpose. This room is ideal for a home office, as it provides a separate space with its own door and window. Although it is an attic apartment, there are no sloping ceilings in the bedroom and hardly any in the other rooms, which provides ample floor space for furniture, especially since the entire loft floor is still located above the attic.
The balcony faces the garden and receives sunlight from the morning until noon, meaning it has an east-south orientation. The apartment is very quiet, especially since there are no other residents living above it. The study is equipped with a new Velux window. The other windows in the apartment are standard plastic windows with insulating glazing, and the living area features a balcony door system made of plastic with insulating glazing. Thanks to the many windows in every room, the apartment is bright and very cozy. The interior doors are scheduled for replacement in all apartments in the coming weeks. The main entrance door has already been replaced.
If desired, the kitchen shown in the pictures can be taken over, and the laminate flooring can also be kept.
Keeping a dog is not permitted in the apartment. The apartment is not suitable for shared living (WG).
