The building at Bachstr. 6 – also known as NUSSERL – was built in 1687 and was likely converted in the 19th century on the ground floor into a “stone story” building.

In 2013, it was completely renovated and restored, and above all, its energy performance was upgraded to the standard of a low-energy house. The first tenants spent less than €1,000 per year on energy costs for the entire house, which has approximately 285 m² of living space.

Since before 2013 the building only had rudimentary utility installations, these were completely renewed. In this regard, the building is in a condition equivalent to that of a house newly built in 2013.

Heating is provided by gas boilers, one each in the attic levels, and there are also solar hot water panels for water heating. In each area, there is a chimney available to which a wood stove can be connected.

The ground floor is equipped with underfloor heating, while radiators have been installed on the upper floor. The upper floors feature natural stone – Solnhofen slabs – or natural wood parquet flooring.

In the western area there are two terraces – one facing south and one facing west – which can be accessed directly from the living area.

On the ground floor, the northern room – with a separate entrance and possibly with an attached bathroom – can also be used separately, for example as an office.

Bichl is located in southern Upper Bavaria, 7 km from the BAB Sindelsdorf exit, and only 6 minutes from the house by train connection.
