THE APARTMENT
This exceptionally bright 3-room apartment (approx. 71 m²) on the ground floor (raised ground floor) impresses with its sunny south-facing orientation and well-thought-out layout. Thanks to the large front windows, natural daylight floods the rooms – especially the two large rooms, which both have direct access to the sunny south balcony. All three rooms can be easily reached from the central corridor, providing true privacy for each individual in a shared living situation.

CENTRALLY LOCATED YET QUIET
Neusäß-Steppach is located directly west of Augsburg and combines a quiet, green residential environment with excellent connections. Only 300 m to the nearest bus stop, approx. 1.6 km to Westheim train station (train connections to Augsburg, Munich, and Ulm), and 300 m to supermarkets and shopping facilities. Restaurants and taverns can also be reached within only 400 m.
By car, the B300 Augsburg is quickly accessible, and the A8 (direction Munich/Ulm) is about 7 km away. The western forest area right outside the door offers opportunities for jogging, cycling, and relaxation. The Titania adventure and wellness pool in Neusäß is also within walking distance.
The location is particularly attractive for employees of the University Hospital Augsburg – one of Bavaria’s largest hospitals – the district hospital (BKH) Augsburg, and the Hessing Clinics, all of which are only a few minutes away by car. It is also ideal for students of the University of Augsburg (approx. 17 minutes by car) or commuters heading towards Munich.
