House for sale 7+1 • 336 m² without real estate, Lower Saxony
, Lower SaxonyPublic transport less than a minute of walking • ParkingThis extraordinary detached house is located in a quiet residential area and combines modern design with the highest standards of energy efficiency and living comfort. It has a total gross floor area of 336 m² and was completed at the end of 2009 on a corner plot of 655 m² in Einbeck’s Nordstadt. On foot, the city centre can be reached in less than 15 minutes. Schools, sports facilities, shopping opportunities, and public institutions are also easily accessible on foot or by public transport (stops within approximately 300 m). The unique building design and the well-thought-out layout make this property one of a kind. In collaboration with an architect and a structural engineer, the owners have realized a dream without compromising functionality and the use of high-quality materials. All the interior walls of the house are plastered, or in the upper floor they have been skimmed and painted. The flooring consists of tiles in the wet areas and high-quality parquet and laminate in all other rooms. The basement rooms have a full ceiling height of 2.44 m, making these rooms fully suitable as living space. The basement itself is cast with water-impermeable (WU) concrete and built as a “white tank”. It is insulated with 10 cm thick Styrodur panels. As a result, all basement rooms enjoy a constant, pleasant room climate throughout the year. The basement includes a bathroom with a toilet, shower cabin, and bathtub, three additional rooms with a floor area of 19 to 30 m², a utility room with connections for a washing machine and dryer, as well as the boiler room. All rooms, except for the boiler room, have at least one window and therefore receive natural daylight.
Through the front door, one enters a small vestibule on the north side of the house, from which a right turn leads to a guest WC. Straight ahead, there is an approximately 70 m² living/dining area with an open kitchen and a water-fed fireplace stove. Behind the kitchen is a storage room with a side door leading outside. This door leads to the open wood shed attached to the west side of the building, which provides access to the second driveway of the property. Groceries can be brought into the house by the shortest route here. The living area impresses not only by its size but also by the ceiling height of over 5 m and the ceiling recess above the dining area, which offers a view of the gallery on the upper floor. Another highlight is the wooden ceiling in the living area with both direct and indirect lighting. From the dining area, one also gains access to the bedroom with a walk-in closet and an adjacent bathroom with a walk-in shower, toilet, and bathtub. In this way, all the essential living areas can be reached on the ground floor – a key objective during the planning which has been successfully implemented.
An open staircase leads via a cast, high-quality granite-topped staircase to the “living basement”, and via a beech wood staircase to the upper floor. From the upper landing of the wooden staircase, one can view the entire living area—and partly the open kitchen on the ground floor—thanks to the open-plan design. The structure of the house is engineered so that the ceiling recess could easily be closed off, thereby expanding the living space of approximately 60 m² by more than 10%. The floor slabs are prefabricated concrete slabs. On the upper floor, besides the open gallery, there is another room with a lowered wooden ceiling above the staircase area. Via a wooden staircase in this room, one gains an additional 6 m² of living space – for example, for a loft bed. Behind this room there is another bathroom with a toilet and bathtub. In the knee wall on the west side, useful storage space has been created.
Einbeck, with 32,000 inhabitants, is the most populous town in the Northeim district in southern Lower Saxony. Around 15,000 people live in the historic town centre, while the remaining residents are spread across the 46 districts. The nearest large cities are Göttingen in the south (about 30 km away) and Hildesheim in the north (about 35 km away). Einbeck is excellently located on federal highway B3, and the nearest highway (BAB 7) is only 13 km away. Einbeck has a train station and is connected to the routes Hannover-Göttingen-Seesen-Braunschweig-Kreiensen-Altenbeken. With its good infrastructure, economic strength, and high quality of life, Einbeck is an ideal location for both families and entrepreneurs.
All the windows in the house are equipped with triple glazing. On the ground floor, all windows have external blinds. Furthermore, all rooms on the ground floor – except for the guest WC and the storage room – are equipped with underfloor heating. The remaining rooms are heated with wall-mounted radiators. The heat source is an 11 kW air-source heat pump from MHG, supplemented by a masonry, water-fed traditional stove. This stove can be heated with firewood logs up to 45 cm in length and is additionally equipped with a secondary chimney draft. The stove features an electronic combustion control and an automatic control system. The overall output of the stove is 18 kW, with 9 kW directly transferred to the ambience and 9 kW transferred via the water jacket to the 1,000-liter buffer storage in the basement. Additionally, a 240-liter domestic water storage tank is installed in the basement. The domestic hot water distribution in the house is designed with a ring line system, ensuring that hot water is available at all of the home’s mixing taps within seconds. All electrical cables and the cables for the in-house LAN network are exclusively routed through empty conduits or cable ducts, making any later changes or the installation of additional cables simple and straightforward. This network could also be used for controlling the building’s technology. The retrofitting of a photovoltaic system or solar thermal system on the roof would be very simple due to the use of these existing channels.
The lovingly landscaped garden with a modest lawn area is oriented to the south. It can be reached either from the living area via the approximately 35 m² hardwood terrace made of hard wood or through the basement entrance on the south side of the house. In summer, the terrace is hardly visible from the footpath that runs completely along the east side of the property. On the eastern side of the building, a carport with a lockable bicycle shed is directly attached to the house. In addition, there is another car parking space. The driveway, parking spaces, and sheds are paved. In the southern part of the garden, which has a gentle slope, an outdoor seating area was created in 2020, where one can enjoy the evening sun. On the west side of the building, the garden leads to an approximately 20 m² tool shed built in 2024. There is plenty of space for garden tools, and a domestic water system is also installed in the shed. A water line runs to the terrace on the south side. The rainwater retention tank was chosen larger than required during construction, providing more than 1,500 liters of rainwater for garden irrigation. All the gutters are made of copper. The property only borders a neighbouring plot to the west. There are no immediate neighbouring plots to the east and south. Since the public road is located on the northern boundary of the property, there is no obligation to clear the sidewalks in winter. The garden has been designed with great care yet is as low-maintenance as possible. The planted beds are partly secured against excessive weed growth with bark mulch and, in other parts, with water-permeable lava stones. Great emphasis was placed on making the majority of the planting bee- and insect-friendly. Directly by the natural stone steps from the terrace to the garden is a small pond with a waterfall.
The following fixtures can be taken over by agreement and are not part of the purchase price: the fitted kitchen with an induction cooktop (2024), self-cleaning oven (2024), dishwasher, refrigerator-freezer, ceramic sink, extractor hood, various custom-made pleated blinds, roller shutters, lighting, and bathroom furniture.
