The house offers almost 128 m² of living space, with an additional 28 m² available in the attic for future expansion – amounting to nearly 156 m² of total usable space.
In the basement, you will find an entry hall in the Frisian style with two entrance doors, as well as the kitchen, a utility room, a guest WC with a shower, the living room with a fireplace, and a separate room that can be used as a bedroom or an office. The separate room can also be expanded toward the living room to create a dining room; since there is a beam in the wall, you could extend the living area according to your taste. In the living room, there is a fireplace oven.
The gas heating system was renewed in 2021.
On the upper floor, you will find the master bedroom with an en suite bathroom (including a bathtub) and two additional rooms for individual use.
Also noteworthy is the attic, which can be finished with minimal effort to provide almost another 28 m² of space; a space-saving staircase is already in place.
In addition, there is a carport and a covered terrace. The property also features a garden shed.
Behind the carport, paved areas continue all the way to the garden shed, offering a lovely space to park a boat, caravan, or motorhome.

Thanks to the long driveway, there is ample space to park a boat or a caravan.
Jemgum is a municipality in East Frisia and belongs to the district of Leer in Lower Saxony. It is located in the Rheiderland, one of the four historical regions of the Leer district. With 3,506 inhabitants, Jemgum is the smallest unified municipality in the district of Leer by population and also the smallest unified municipality on the East Frisian mainland.
In Jemgum, the Bentumersiel findspot is one of the few larger discoveries of Roman militaria in northern Germany. Situated at the lower course of the Ems in its river marshes, some settlements in the municipality have been documented as permanent as far back as the High Middle Ages. In the 16th century, the present-day main town of Jemgum was the setting for two battles: one in 1533 during the Geldrian feud significant to East Frisia and another in 1568 during the Dutch struggle for independence.
Economically, the area of the modern municipality has been shaped for centuries by both agriculture and fishing. Since the early modern period, northern Rheiderland was also one of the centers of East Frisian brick production, particularly during the 19th and 20th centuries. Since the late 20th century, tourism has grown in importance.
A prominent part of the municipality’s cultural heritage consists of eleven churches—remarkably, even the two smallest localities, each with only a double-digit population, have their own churches. The Liudgeri Church in Holtgaste, dating from the 13th century, is considered the oldest church in Rheiderland.
