The BUILDING was constructed around 1968, with the residential extension added around 2000. From 2020 to 2022, the entire building was modernized and renovated. The office section received a new roof with a large covered terrace, and parts of the exterior walls were rebuilt with an insulated facade and triple-glazed windows. As the office section currently has no designated use, it remains flexibly adaptable.

Since 2020, the building has undergone an energy retrofit. Triple-glazed windows with external blinds were installed, and a Brötje air/water HEAT PUMP with extra capacity for partial hall heating was added. All heated rooms are equipped with underfloor heating and individual room temperature controllers. Furthermore, the lighting has been completely upgraded with LED panels and luminaires, controlled via wireless switches. The open-plan living kitchen was fitted with new appliances, and the residential facade was further insulated with thermal composite panels and plastered.

The building is in excellent energy condition. Even in the depths of winter, the desired room temperatures can be reached with a supply temperature of under 40°C – ensuring optimum efficiency for the heat pump! A 1000-liter buffer storage is designed for domestic hot water production but is not connected due to the low hot water demand of the current use (to prevent bacterial contamination).

The energy certificate from 2013 was based on heating and domestic hot water production via an oil-fired system, with a final energy consumption of 68.7 kWh/m² per year (including hot water). With the installation of the heat pump in 2020, an A+ rating is now achieved (excluding domestic hot water production via the heat pump).

The building is in good condition and ready for immediate occupancy. Expansion possibilities are detailed in the provided plans.

The GARDEN is park-like, featuring various fruit trees, a large walnut tree, a beautiful ginkgo tree, and a large magnolia, all arranged with lawns and natural stone. Parking spaces are available to the right and left of the hall.

The area around Altenhagen is of tourist interest due to its proximity to the Baltic Sea and its beautiful natural surroundings. Conversion or adaptation into holiday apartments is possible. The open-plan living kitchen can also be designated as a conference room for the office section.
