We sell our large house with beautiful sandstone and half-timbered exterior walls and an outdoor area. The building is located in a quiet area and consists of a ground floor, first floor, attic, top floor (Spitzboden), as well as a small basement. The attic and top floor were converted and insulated in 2005, and a large number of the windows have been replaced since 2000.

Our house was used until recently as both a residence and a business property (with part of the ground floor used commercially). Before our purchase and the change of use for a business on the ground floor in 2000, it was solely a residential building. Since we have now ceased our business operations, it is vacant and immediately available for sale. This makes the house perfect for your individual plans: work on the ground floor and live upstairs! Alternatively, after converting the commercial spaces back into residential rooms, it can once again serve purely as a home for one or two families. Important: You are buying the house directly from a private seller—so there is no agent commission!

Despite the historical character, all floors offer spacious and bright rooms: as a pure residential property, the living area exceeds 180 square meters with approximately 8 rooms (including areas formerly used for business purposes). On the ground floor there are about three rooms (when used as living space), on the first floor there are another three rooms plus a kitchen and a bathroom. On the converted attic there is a large room with a fitted kitchen and an additional bathroom, as well as a staircase leading up to the converted top floor. The house is heated by a gas central heating system and supplied with hot water by a Vaillant condensing unit. A current energy certificate is available and can be inspected during viewings (one certificate for the residential part and one for the non-residential commercial part).

As mentioned before, some rooms on the ground floor were dedicated to a commercial pressing and laundry service (approximately 55 sqm), which ceased operations at the end of 2024. This pressing and laundry area has now been completely removed, leaving the rooms empty. All the other rooms on the ground floor, first floor, attic, and top floor are residential, were occupied until recently, and are in good condition. Note that the ground floor was originally configured for commercial use and may need to be adapted according to the new user’s individual requirements.

The house is located on Schulstraße in the Laufer district of Heuchling, an area characterized by an attractive mix of urban proximity and village charm. It offers a high quality of life with short distances to the historic old town of Lauf, the green landscape of the Nuremberg region, and the Nuremberg metropolitan area—which is also reflected in the above-average high land values in Heuchling. In terms of transportation, Heuchling is ideally located: the A9 motorway is only about a 5-minute drive away, as is Federal Highway 14. Additionally, Lauf is served by S-Bahn and regional train connections, making it an excellent location for commuters.
