Through the neighboring municipality of Oberhaching, there is an additional motorway link to the Munich-Salzburg motorway, or—via the eastern bypass—to Munich Airport, Nuremberg, or Stuttgart. The nearest S-Bahn stations are located west in Höllriegelskreuth (approximately 3 km away, S7) and east in Deisenhofen (about 5 km away, S3).
The single-family house in the heart of Grünwald is, in both architecture and style, inspired by the Upper Bavarian country house style of the 1990s.
The entire entrance area, cloakroom, and staircases (from the basement up to the attic), as well as the entire basement corridor, are tiled. The staircase from the ground floor to the upper floor is fitted with a stairlift, providing barrier-free access. The stair railings and handrails have been custom made in wood from the ground floor all the way to the attic.
From the ground-floor entrance area, you enter a cloakroom. Off the cloakroom are a storage room and a tiled guest WC. Passing to the right of the staircase leads into the kitchen with an adjoining dining area. The rooms are connected by a doorway and are fitted with wood-effect flooring. In some parts, walls have been tiled; the interior doors are solid with a wood look. The kitchen has been divided into two areas. Included in the sale are a rustic fitted kitchen with wall cabinets and a separate kitchen unit with individual appliances (estimated to date from the 1960s to the 1970s). The kitchen has a window overlooking the front garden. The adjoining dining room features two windows facing the garden and a connecting door to another, more representative dining room. The separate dining room, which overlooks the terrace, also offers direct access from the entrance area. Continuing through a doorway with double sliding wooden doors leads to the most representative area of the ground floor: a living room of approximately 50 m² with a fireplace.
Via the staircase from the entrance area, you reach the upper floor. Once there, following the corridor, you arrive at a spacious open landing area. From the landing, a small daylight bathroom with shower, WC, and washbasin branches off. Two smaller, bright bedrooms facing the street are located here. The smaller of the two is currently partially panelled, while the other has been wallpapered. Both rooms have wood-effect flooring. The highlight of the upper floor is the nearly 37 m² bedroom with access to the surrounding, covered balcony and views of greenery. Separated from the sleeping area by a wooden sliding door is an approximately 13 m² dressing room. The master bathroom is lightly tiled and is equipped with a bathtub, a separate shower, a WC, and two washbasins.
Continuing via the staircase, you proceed into the attic. The ceiling (concrete) and the wooden framework of the attic are visible. Two small arched windows are installed on either side of the gable. Access to the spacious roof area is provided by two roof windows.
Returning to the ground floor, a tiled staircase from the entrance hall leads to the basement. Here you find the oil tank storage and the oil heating system. In addition, there is a central hot water supply. Besides the laundry and storage room, there are three additional rooms in the basement.
Apart from the storage room on the ground floor, all living areas are heated with flat radiators. The house is fitted with brown, insulated, multi-pane sash windows, some of which on the ground floor are partially barred. All windows have built-in shutters. The interior doors are made of wood with wooden frames. An internet connection is available. The existing electrical installation corresponds to the period of construction.
