Lüttringhauser Straße is a quiet side street in Kalk. It is a location with excellent transport connections, with easily accessible public transport as well as the Cologne Arcades and the Protestant Hospital within walking distance.

The apartment has been completely renovated. The walls have been newly plastered, new flooring has been installed, and the bathroom has been completely renewed.

The furnishings are overall new and coordinated with each other. The landlord places great value on the new tenant feeling comfortable. Apart from personal items such as towels, cosmetics, etc., the apartment is ready to live in without any further purchases.

The apartment is suitable for a single person, or possibly a couple. Under no circumstances is the apartment suitable for a shared living arrangement.

We deliberately do not rent via AirBnB, but rather, in the interest of the house community, we aim for a longer-term stay for our tenants. The minimum rental period will therefore be contractually set at 12 months.

The rent will be indexed, although to protect our tenants from the two-digit inflation rates seen in 2022, we have capped the annual rent increase at a maximum of 5%. An adjustment of the ancillary costs may occur if water and administrative costs rise.

Unfortunately, due to bad experiences in the past, we are forced to require rental applicants to provide a SCHUFA credit report, a current income certificate, and confirmation from their current landlord that there are no outstanding rent arrears. We do not do this gladly, as it means requesting access to very private information. However, we assure you absolute confidentiality in this regard.
