First occupancy after a complete core renovation: The walls and ceilings have been leveled, smoothly sanded, and painted white (Q4). The floor is new and has also been made flat! Every room in the maisonette apartment features dimmable LED fixtures embedded in the ceiling. Next to the light switches, cleaning outlets are provided. In total, 63 (!) outlets have been installed in the maisonette apartment. In the hallway, right next to the new sub-distribution panel with RCD protection, there is a second closet for both the central WLAN radio network AND data network: each room is connected with its own data cable. Every roof window is fitted with electric roller shutters for complete blackout, which can be controlled either simultaneously or individually. The new air conditioning system can both heat and cool, functioning as an air-to-air heat pump. The hot water in the kitchen is produced by the new condensing boiler—no additional appliance is required. The installation of a kitchen that matches the apartment’s standard by the landlord is possible. The rental concept is based on comfortable, middle-class living in Herne-Röhlinghausen. Long-term tenants are preferred, as the rent will not be increased for at least six years. This rewards long-term tenants since, although the nominal rent remains the same, it effectively decreases when adjusted for purchasing power, thus preventing tenant turnover. The community within the building is intact and considered pleasant, and it is intended to remain that way.
