We are selling our residential building with 2,435 m² of land at the entrance to the town of Bad Malente, in the Holstein Switzerland region. We have been the owners for over 20 years and have continuously invested in the property. On the premises there is a residential house consisting of 2 separate apartments with a garden, as well as a well-established branded gas station (TOTAL/Access) with a shop. Connected to the gas station are a car wash (a new CHRIST washing system, purchased at the end of 2025 for €80,000), an automotive workshop with a pit and a two-post lift (which can be rented out), and a modern shop of approximately 120 m². The gas station features 10 fuel pumps and an LPG gas system (the only one in town!).
The apartments in the house consist of one with approximately 135 m² of living space and another with around 65 m². There is a central oil heating system that was renewed in 2013. The building was constructed in 1960 and is in good condition. The smaller apartment can be rented out as a holiday apartment; there is a connection to the larger apartment via a staircase.
This property is very well suited for one or two families or for siblings who can live together in the house while operating the gas station/shop and the workshop as a business. There are many diverse sources of income here: the gas station with the shop (fuel, retail, auto accessories, magazines), the workshop for maintenance, repairs, tire services/auto detailing, a large open area for, for example, car trading, the car wash, advertising space, rental of the workshop/apartment, etc. The shop could possibly be expanded to include a snack bar. Bad Malente is a spa town and is beautifully situated in the Holstein Switzerland, an upscale and affluent area with many lakes and proximity to the sea. Every year, many visitors and vacationers are drawn here. Many German and international visitors come annually to this area to visit Lübeck, the Baltic Sea, and Timmendorfer Strand. The various lakes in the vicinity invite boat trips and recreational sports. This part of Holstein Switzerland is one of the most popular holiday areas in Germany, centrally located between Kiel, Eutin, Plön, Scharbeutz, Lübeck, and the holiday island of Fehmarn.
Our house and the gas station are located right at the town entrance/exit of Bad Malente, on the main connecting road between Eutin and Malente. There is a lot of through, commuter, and tourist traffic.
Malente is a town with about 12,000 inhabitants in Schleswig-Holstein. The transport connections are excellent; the A1 highway is nearby and major cities like Hamburg, Kiel, and Lübeck are close. There are several lakes right in town, and it is not far to the Baltic Sea (Scharbeutz and Timmendorfer Strand). All levels of schools and kindergartens are available. The local infrastructure is excellent, with great options for shopping, sports, and medical care. Public transportation is well developed.
Our house is not new, but it is in overall good and well-maintained condition. Over 20 years ago, we moved to Bad Malente with our three children and have grown very fond of this place. Each child had their own bedroom. In the living room, there is a cosy stone fireplace for comfortable evenings. All rooms are finished with laminate and/or carpet. The kitchen comes with a complete fitted kitchen. We expanded and modernized the gas station’s shop a few years ago. The overall property is in very good condition, the business is running every day, and with proper familiarization, it can be taken over without any problems.
