An edge plot is for sale in the southern part of Herzberg am Harz, located in the district known as the Poet's Quarter.

The property has been in the family for around 50 years and is now being offered for sale due to age reasons. Its sole owner is my mother, and I am handling the presentation of the offer as well as the sales process on her behalf. The building plot is situated in a residential area that has been almost completely developed for decades. Thus, it represents a building gap.

Details: It is an edge plot with an area of 484 square meters, with the eastern boundary already built over by two massive garages. The garages were constructed in the mid-Seventies.

The right-hand garage was later modified in the 1990s by extending the lintel so that caravans or motorhomes can be parked there. The clear passage dimensions of the garages are as follows: left garage: 205 cm high and 240 cm wide; right garage: 248 cm high and 240 cm wide. The depth/length of each parking space is 645 cm, with an interior width of 290 cm.

In front of the garages, as seen in the pictures, there is an access road accompanied by an old tree stand in the form of a walnut tree. The tree was pruned annually to ensure access to the garages.

The garages feature a flat roof with a surrounding wooden roof box. In the left garage, there is a moisture stain on the ceiling.

The property is completely fenced with a hunting fence in need of renovation, supported by intact metal posts on point foundations.

The plot is fully developable with electricity, gas, and fresh water, and it is partially developed regarding rainwater drainage. Preliminary discussions have taken place with the utility providers, and there are written documents detailing the possibilities and the conduits with connections available in the street.

According to the City of Herzberg, there is no specific development plan for this residential area. Instead, any potential construction is reviewed individually under general building regulations, which provides greater flexibility.

The price of the property is a fixed €36,000, based on the current land value of the City of Herzberg. As this is a private sale, no brokerage or additional sales fees apply. The property, including the garage construction, is offered exclusively as a complete sale. There is no option for subdivision, leasing, or renting.

For the buyer, only notary fees, property transfer tax, and the annual property tax will apply.
