We are privately renting out a bright, sunlit, and efficiently laid out 3-room apartment with a garden and terrace on the ground floor of our well-maintained multi-family house. The house is located on a quiet side street in Paderborn, Schloß Neuhaus.

As a landlord family, we desire harmony among the residents and a spirit of mutual cooperation. Our special house peace is very important and we want it to continue with new tenants.

We maintain good, often friendly, contact with our tenants and are available by phone or WhatsApp in a timely manner to help with any questions.

The apartment has a usable area of 63.56 sqm. Our energy certificate, rated Class A as of 27.7.2022, confirms that the building enjoys top values!

The apartment features an open kitchen that flows into the living-dining room. In addition, there are two further rooms which can be used as bedrooms, offices, or anything else you may need. The spacious bathroom offers both a separate shower and a bathtub.

In the daylight-filled living room, featuring a retro textured plaster wall on one side, there are large windows overlooking the terrace and the approximately 4 x 5 m garden.

This lovely apartment is very bright and ideal for a family with one child, a couple, or a single person looking for a comfortable living space.

Our apartment was extensively renovated at the end of 2024. The quiet and pleasantly warm vinyl-laminated floor is practically new, and all doors, walls, and ceilings have been freshly painted.

Included with the rental offer is a private storage room in the basement, as well as a laundry/drying room used by all tenants in the building, plus an additional bicycle storage room.

We prefer long-term rentals and expect quiet and tidy tenants with permanent employment.

Rental is offered only to non-smokers. Pets are not desired.

There are free parking spaces directly at the house.

The additional costs amount to €120 and partly include property tax, street cleaning, sewage and waste disposal fees, building insurance, chimney sweep costs, common electricity, and caretaker expenses.

On top of the net cold rent of €880 and the additional costs, you should also budget for your individual electricity consumption of about €80, heating and hot/cold water consumption (for showering, washing machine, etc.) of around €140, and your household insurance of roughly €3.

These costs will be charged directly to you by the providers.

According to her information, the total monthly cost of living was approximately €1,220.

There are technical issues with Telekom. Therefore, cable connection contracts for internet, telephone, or TV must be concluded with Vodafone, who is the telecommunications provider in the building.

We require a rental deposit of 3 net cold rents. A bank fee of €50 for opening the deposit account is borne by the tenant, and the deposit is due together with the first month’s rent in advance.

For further processing of the apartment allocation, we expect the following from you:

- a current 100% positive Schufa self-disclosure,

- the last 3 months’ pay slips,

- a copy of your ID card for our records.

Our building has 10 apartments, was built in 1983, and has been in the family for 35 years.

All residents are non-smokers. There are no pets in the house.

You enter the apartments via a bright and welcoming staircase with extra wide steps. There is no elevator.

The apartment is conveniently located by public transport and by car on a quiet side street, just 250 meters from the center of Paderborn-Schloß Neuhaus.

The idyllic Schloß Park is within walking distance (7 minutes).

In 10 to 15 minutes, you can be in the countryside or near the water.

A forest is reachable in 7 minutes.

Lippesee is a worthwhile destination as a 30-minute walk, although you can also easily take the bus there.

Various doctors are accessible on foot in 5 to 10 minutes,

a larger bus parking area is 7 minutes away, and bus connections to Paderborn take only 2 minutes.

You need about 3 minutes to reach Netto, around 7 minutes to REWE and ALDI,

and the train station is 10 minutes away.

Churches are within a 4 to 7 minute walk.

Schools can be reached in 7 to 12 minutes.

There are three kindergartens, one of which is located near the forest.
