We are renting out an apartment that has been completely newly finished and furnished to a high standard in a fully refurbished and modernized building. Here you will find modern living comfort in a stylish ambiance – with a very special highlight: a large 75 m² private garden that is directly accessible from the apartment.

Since I cannot specify it any other way here, I would like to list the exact cost breakdown:
The rent of €970 covers all incidental costs (ultra-fast internet, street cleaning service, insurance costs, waste management, etc.). For gas, electricity, and water, you pay an advance on utilities of €90/month, and consumption is then settled at regular intervals. The warm rent thus amounts to €1,060.
Within a short walking distance you will find shopping opportunities – everyday shops, the Cannstatter Carré, Bad Cannstatt train station, the Wasen area, the stadium, and the Neckar River.
You can conveniently do your laundry in the basement using a coin-operated washing machine and dryer.
In front of the building there is seating available and a storage area for bicycles (even a covered area under the balcony).

One more important note regarding the handover of the apartment upon moving out: We want everything to be perfectly clean when a new housemate moves in. Therefore, your room will be professionally cleaned upon the departure of the previous tenant. Due to poor experiences with the tidiness of the shared apartment upon move-out, we have agreed on the following: Your room and the common areas must be handed over swept and tidied. The cleaning service will then clean everything perfectly. A flat fee of €150 will be charged for this. It may sound strict, but experience has shown that there are always people who do not know how to use a cleaning cloth properly, and the new tenant will definitely receive a clean room :-)
The apartment is furnished and is therefore only rented out to non-smokers without pets.

The rent control regulation does not apply to this apartment, as it is a first occupancy after the relevant cut-off date. According to § 556f sentence 1 BGB, the rent control does not apply to apartments that were first used and rented out after 1 October 2014. Since the apartment offered here was first occupied after this date, it is exempt from rent regulation.
