THE APARTMENT
This exceptionally bright 3-room apartment (approx. 71 m²) on the ground floor (raised ground floor) impresses with its sunny south-facing orientation and well-thought-out layout. Thanks to the large floor-to-ceiling windows, natural daylight floods the rooms – especially the two large rooms benefit from this and both have direct access to the sunny south balcony. Neusäß-Steppach lies directly west of Augsburg and combines a quiet, green residential area with excellent transport links. Only 300 m to the nearest bus stop, about 1.6 km to Westheim train station (train connections to Augsburg, Munich, and Ulm), and 300 m to supermarkets and shopping opportunities. Restaurants and pubs are also reachable within just 400 m.
By car, Augsburg is quickly accessible via the B300, and the A8 (towards Munich/Ulm) is about 7 km away. The western forest area right at the doorstep offers opportunities for jogging, cycling, and relaxation. The Titania Adventure and Wellness Pool in Neusäß is also within walking distance.
The location is particularly attractive for employees of the University Hospital Augsburg – one of the largest hospitals in Bavaria – the district hospital (BKH) Augsburg, and the Hessing clinics, all of which are only a few minutes away by car. It is also ideal for students of the University of Augsburg (approx. 17 min by car) or commuters heading towards Munich.
