Room and Floor Plan:
Ground Floor
Between the garage and the front door there is a covered passageway, which we used as an additional storage and supply area (for example for beverages). When you enter the semi-detached house, you initially step into a small anteroom, which is practical for leaving your street shoes. From there, you can either go into the small guest WC or into the hallway, which leads to the spacious living room or the cozy dining-kitchen. On the south terrace, below the renewed awning of 2025, there is easily enough room for a large outdoor lounge.
Upper Floor
Up the stairs you reach another hallway that offers enough space for storage cabinets and shelves. The hallway is exactly in the middle between the master bedroom, the children’s rooms, and the bathroom – so even with a large hallway, the walking distances remain short. From the master bedroom and Bedroom No. 3, you can access the south balcony, which we primarily used as a drying area for laundry. In summer the laundry could dry well there (partly in the shade to prevent fading). However, it is also spacious enough to set up a nice relaxation area.
Basement
In the basement we restructured the layout. From the large entrance area we created a separate laundry room to reduce the noise of the washing machine and dryer. The partition was planned so that there remains sufficient space in the hall for storing boxes (e.g., Christmas decorations). The large southern basement room was converted by us into two living rooms (including heating/electrical installations). Thanks to the southern exposure, enough light enters the basement so that the rooms can be used without additional lighting.

This spacious semi-detached house is advantageously located in the 6,500-inhabitant community of Ampfing. Just 200 m away is the Ampfing bus stop, from where you can conveniently explore the surroundings or where older children can begin their daily journey to secondary schools. A supermarket can be reached in only 600 m, so daily errands are quickly taken care of. For the little ones there is also the St. Margareta kindergarten just 350 m away and the Isenzwergerl nursery can also be reached on foot in about 8 minutes. The Ampfing middle school and the elementary school across the street are also nearby, making the school route particularly short and pleasant. The Ampfing community offers excellent sports, leisure, and cultural opportunities, and the sports field is also located next to the schools about 1 km away. Ampfing also boasts several local eateries and good access to medical care. Since 2025, the community has been planning a connection to district heating. The house was built in 1976 as a solid prefab concrete house. The advantages of a concrete house, in addition to its robustness and longevity, include sound and thermal insulation. The house and the property have been continuously maintained and renovated:

Before our purchase in 2015:
• 2001: new hot water tank
• 2002: new windows in the bathroom & guest WC
• 2002: new oil burner
• 2007: renovation of the upstairs bathroom
• 2007: renewed cladding of the gable wall (west side)
• 2010: new boiler system (Viessmann)
• 2014: new roof covering (new shingles)

After our purchase in 2015:

Necessary renovations for the new owner in order to better meet current energy standards (which is why we are writing openly and fairly):
• Windows throughout the house should be replaced
• Insulation of the attic
Why haven’t we done this until now? Because until we decided to sell the house, we could not agree on whether to simply insulate the attic or actually expand it into an additional room. There were ongoing discussions and offers from local companies, but year after year it simply was never finalized. The windows were always planned to be replaced as part of the attic renovation, as other roof windows were also planned for the attic. By raising the roof and converting the space (there is already the possibility for installing ducts), a significant increase in living space could be achieved.
A new energy certificate is available.
Parts of the furniture and fittings (for example, the built-in kitchen, play tower) can be taken over by agreement.
