The upper floor/attic apartment with its own entrance includes 4.5 rooms featuring a living kitchen with its own storage room, two bathrooms, a guest toilet, a hobby room, a cellar room, and a large balcony. The total living area, according to WoFlV, is approximately 187.5 sqm, with an additional usable area of about 36.0 sqm in the cellar. An extra parking area (garden shed) for bicycles will also be created in the garden. The rental can begin immediately or at a later date. The energy-efficient house is heated by a heat pump.

The rental agreement is to be concluded on a fixed-term basis (with additional extension options). This is due to a planned future owner-occupancy. For that reason, the two-family house at Enthammerstr. 7 was built with a lot of attention to detail—something not usually seen in a “normal rental property.” The duration of the fixed term is negotiable.

Enthammerstraße is located in the southern part of 85567 Grafing near Munich and is characterized by a quiet yet central location.

The bathrooms and the toilet include mirrors and will soon be fitted with vanity units. Shower enclosures made of genuine glass and sanitary accessories are yet to be installed.
