Only one wall convector in the upper bedroom and an infrared heater in the kitchen are used, thanks to their cozy warmth. The house features double-glazed windows. Additionally, a photovoltaic system has been installed on the roof to make optimal use of the sunny location. Behind the house there is another sunny meadow with a lawn and two fruit trees. On the east side there is a 15 m² covered terrace with a distant view of Brotjacklriegel, another 30 m² terrace/grill area surrounded by a granite wall, a small intermediate platform for the jacuzzi whirlpool, as well as an additional platform measuring 3×4 m with an umbrella and seating areas.

It is no coincidence that the municipality of Spiegelau bears the title of a state-recognized health resort: here, in the district of Oberkreuzberg, you live only a few kilometers away from the vast greenery of the Bavarian Forest National Park and enjoy a relaxing closeness to nature that is already palpable during hours spent on your own balcony. At the same time, you benefit from good connections to the surrounding communities and—for example—Passau, which is just under 50 km away.

For the education and care of the youngest residents, a kindergarten and an elementary school in the center of the municipality are responsible, and a middle school can be found in the district of Riedlhütte.

Oberkreuzberg is connected to public transportation via a bus stop about 400 m away, from which various bus lines reach Spiegelau in 15–20 minutes. There you will also find the nearest regional train station. The supra-regional road network is accessible via the B85, which runs about a 10-minute drive away.

The property is currently used as a private holiday home and is not rented out. It has been continuously renovated by the owners themselves; you can move in immediately and live without any restrictions.
