Former Mill

The mill was operated as a grain mill until 1974, but it must have already existed in 1748.

Heating/Ovens

In the lowest level: heating room with a combined wood/oil central heating system, 1000-liter buffer storage tank, 3 x 1000-liter oil tanks, and in the mill room a workshop wood-burning stove.

On the 1st floor: Radiators in all rooms (except the WC), with an additional wood-burning stove in the living room.

On the 2nd floor there are radiators in some areas.

Wood for the stove was always available from the owner’s own forest.

Water Supply and Wastewater Disposal

Fresh water is supplied by a spring "up" in the forest. No fees are charged for fresh water. Wastewater is disposed of via the municipal sewage system; for this, wastewater fees must be paid.

Property, Location and Additional Details

The building is isolated and is located in the outskirts of Alpirsbach in a side valley of the Kinzig between Alpirsbach and Rötenberg along the L411. Properties in the outskirts of villages are usually no longer developed by municipalities. The road that runs close by gives the impression of traffic noise; however, in practice, for various reasons, this is generally not the case (a more detailed explanation can be found in the extended description).

The property includes parcels totaling approximately 20,000m², of which about 7,000m² are forest.

Shed/Outbuilding

Next to the road there is a wooden shed of nearly 50m². It is partly basement and is currently used for storing equipment and as a workshop. It has both 230V and 400V connections.

Open Shelter

At the driveway between the road and the stream there is an open shelter, which is typically used to house a small tractor.

Combination Wood Storage Shed/Covered Seating Area

Five meters from the house there is another covered area. Half of it is used to store a reserve of firewood, estimated at 10 cubic meters. The other half forms a “terrace” that is protected on three sides.

Former Bakehouse

Of the bakehouse, only the natural stone base remains, namely the flagstones, lower walls, and retaining walls.

Turbine

The Banki turbine (similar to an Ossberger turbine) has been taken out of service. In the basic data register it was reported as “temporarily shut down.” It is installed in its own small building downstream along the stream and provided up to 8 kW – provided that there was enough water.

Up until the year 2000, the building was permanently inhabited. From 2000 onward it was used as a weekend house and was occupied several times a year for weeks or months (even during winter). For the past 4 years, it has been largely vacant.

It is recommended to carry out at least a comprehensive renovation.

There is no energy certificate, no modern insulation, and there is a backlog of repairs.

To achieve modern living comfort, further significant investments are required, which can vary greatly depending on the buyer’s requirements. The main items will be the roof, windows, and thermal insulation.

The current rooms were mostly constructed with drywall by previous owners. This should be seen as an advantage because the building has relatively few load-bearing walls. This offers a variety of possibilities for modernization and potential changes in the layout.

The sale is due to old age.
