House for sale • 440 m² without real estate, Bavaria
, BavariaPublic transport 1 minute of walkingDeep in the Allgäu, in a protective valley, in the middle of the forest on a clearing and right beside a stream, the Hammerschmiede has stood for about 400 years. Outside, storms rage.
In the Hammerschmiede, there is tranquility. Outside, electromagnetic smog dominates. In the Hammerschmiede, there is quiet. No artificial noise can be heard. Birds chirp, the stream babbles. Peace, quiet, strength.
In 1907, the last blacksmith put down his tools. The Hammerschmiede lay in a deep slumber for many years until we began to revive it. In 2015, we completely renovated the house from scratch.
Our task was to preserve the building’s historical charm while transforming it for modern use. To create a pleasant living climate, the façade was completely renewed. Vertical and horizontal timber frames reinforce the exterior wall and accommodate two layers of wood fiber insulation boards. A climate membrane makes the house windproof. The cladding is made of local wood left with its naturally rough, sawn texture. For the front of the main house, the shingle master, who is over 80 years old, hand-carved tens of thousands of shingles.
The Hammerschmiede is not subject to heritage protection. In one part of the first floor, we were able to preserve the historical windows. The double-glazed windows, as well as the electrical system and the roof, were renewed before our time. The house is heated by an oil central heating system and wood stoves. The oil burner was renewed recently. Underfloor heating was installed on the ground floor and above the garage.
The Hammerschmiede is located right by the Tobelbach, which offers only benefits. It stays in its channel and does not threaten to overflow. The Tobelbach provides a natural air conditioning system. Despite rising summer temperatures, the evenings are pleasantly cool for sleeping.
For many, the most extraordinary aspect of the Hammerschmiede is the silence. Here, you are immersed in pure nature and yet within minutes you can be in the village, the nearby town of Lindenberg, or in just under 40 minutes at Lake Constance. By venturing into the valley, one can deliberately leave the hustle and bustle of the 21st century behind and enjoy a different pace of life. It is a very special, ancient place of power—a true paradise in the Allgäu.
In winter, the Hammerschmiede is securely nestled. The cozy, historic building shields you from the cold, and the wooden walls radiate warmth and a sense of security. The wood stoves provide a pleasant extra heat in addition to the oil central heating. The road through the forest leading to the house is a municipal road. Snow is cleared regularly, beginning no later than six o’clock. A cross-country skiing trail and expansive winter hiking paths lead just a few meters from the house into the wonderfully interconnected Allgäu, perfect for winter sports.
