The offered property is a courtyard estate comprising a residential building in need of renovation, a listed “tithe barn” (the tithe barn was once the storage place for the “tithes” – a type of natural tax – collected by the village mayor (village elder) and subsequently delivered to the respective estate), a listed stable wing, as well as a renovation-needing connecting building located between the two listed buildings which is not subject to heritage protection. The tithe barn was partially renovated between 1979 and 1981 in cooperation with the Bavarian State Office for Monument Preservation (roof, facade, windows).
The two listed buildings are part of the former Vornbach Abbey/Monastery dating from the 17th/18th century. In the immediate vicinity there are further structures of the former monastery as well as Vornbach Castle and the monastery church Maria am Sand.
On the ground floor of the listed tithe barn there are vaulted spaces which were formerly used as stables. The three floors above have a loft-like character and were used during monastic times and later for cereal storage during the estate’s operation. At a later stage, the first and second floors were used for a long time by the well-known contemporary Austrian painter Arnulf Rainer as his studio.
The listed “stable wing” houses a large barn for storing tractors, trailers, etc., as well as a small animal stable and a hay storage area.
The buildings have the following gross floor areas:
• Residential house approx. 104 sqm (basement, ground floor, first floor)
• Connecting building approx. 152 sqm
• Tithe barn approx. 370 sqm
• Barn/Stable wing approx. 740 sqm
The property is divided between two cadastral parcels; the tithe barn is located on the smaller plot of 1,111 sqm, while the remaining buildings are on the larger plot of 6,634 sqm.
With a partial area of about 4,000 sqm, the property is situated within the village area – this location offers additional prospects. Any potential further development would need to be clarified with the municipality or the district office in case of interest.
The generous plot with its mature trees (fruit/nut trees) as well as the existing stables is ideal for small animal husbandry and self-sufficient cultivation.
There is a water right at a nearby spring with a water line leading to the property.
Despite the location in the village, the development and the extensive garden provide a pleasant sense of seclusion, tranquility, and coziness, which can certainly be further enhanced with appropriate landscaping.
Vornbach is a district of the municipality of Neuhaus am Inn in the district of Passau, Lower Bavaria. In about 5 minutes you can reach the Baroque town of Schärding in Upper Austria, in about 15 minutes you reach Passau or Pocking, and in just under 20 minutes you can get to Bad Füssing with its thermal baths. In about 10 minutes you are on the A3 motorway towards Deggendorf/Landshut/Munich or Linz. Directly in the village there is an inn, a bakery, and a small discount store. Additional shopping opportunities as well as the kindergarten, elementary school, and secondary school are in Neuhaus am Inn – about 3 km away. Basic medical care as well as a pharmacy are available in the immediate vicinity. In the nearby towns of Passau and Schärding there are many further shopping possibilities, specialists, and two hospitals.
The location within the Vornbacher Enge landscape protection area directly on the Inn invites recreational activities such as cycling, walking, or climbing at the nearby climbing garden, as well as swimming in the Vornbach bathing pond and various sporting activities at the DJK Vornbach sports field.
The residential building in need of renovation was built in 1955, with an extension (an additional room with a roof terrace) constructed in 1962. The house was occupied until 2023. It has a total of 5 rooms (including a passage room), a kitchen, a bathroom and WC, as well as two storage rooms. In 2017, a new gas heating system was installed. The stated living area (footprint) and the construction year refer to this building.
The two listed buildings have water and electricity connections, but no heating/sanitary facilities.
The connecting structure has water and electricity connections, a bathroom/WC, and is heated by individual wood stoves.
Properties under heritage protection can also be tax-wise interesting – please consult your tax advisor regarding funding possibilities from the Bavarian Office for Monument Preservation.
