Plot:
This is a plot of approx. 315 m² that is developed with a three-family house with a footprint of approx. 83.17 m², an annexed, covered entrance area with an adjacent laundry room with a footprint of approx. 22.75 m², as well as on the first floor a covered terrace with a footprint of approx. 22.75 m², a garage of approx. 55.8 m² and a parking space of approx. 40.42 m². In addition, there is a smaller, cozy lawn area.
There is no development plan for this plot; thus, structural extensions or the construction of an additional new residential building are possible.
Furthermore, a construction encumbrance is registered. This provides the possibility to build a new adjacent building right up to the boundaries of the neighboring plot.
The House:
The house was built in 1955 with stone walls. The ceiling from the basement to the ground floor is concrete. The ceilings from the ground floor to the first floor and from the first floor to the attic consist of wooden beams. In 1958 the house was extended with an annex (terrace, laundry room, vestibule). In the attic, in 1958, a dormer was installed in the bedroom and living room as well as in the kitchen/dining room.
The house is in good condition for its age. It has been maintained over all these years and therefore does not show signs of wear. However, minor repairs are necessary. As far as we can see, the wooden beam construction is very well preserved.
On the ground floor and the first floor there is each a 2 1/2-room apartment with a kitchen/dining area, a bathroom/WC, a living room and a bedroom, and a small storage room.
Both apartments have approx. 61.22 m² of living area each and can be used separately or rented out. On the first floor there is a covered terrace. The terrace measures approx. 22.75 m² and can be arranged in a cozy manner. The apartment on the first floor has just been newly renovated. The entire electrical system was completely renewed and the walls were newly wallpapered and painted. The tile backsplash in the kitchen was renewed. The renovation work is now complete. Throughout the apartment, laminate flooring has been installed. The kitchen features a fitted kitchen.
The apartment on the ground floor was modernized in 1985. The hallway and kitchen/dining area were tiled, the living room was fitted with real wood flooring, and laminate was laid in the bedroom. All rooms feature a wooden ceiling. The entire electrical system was renewed in 1985. In 2021 the shower/WC was newly tiled, and the shower tray as well as the hand basin were replaced.
On both the ground floor and the first floor, in 1985, heating pipes were installed in every room and one radiator was installed in each. The windows were also renewed.
The house is fully basemented and offers plenty of space for storing various items that you no longer use but do not wish to dispose of.
Building Structure Details:
The house was built in 1955 by my father with his own hands. In 1958 the attic was converted into living space for my siblings and me. For this purpose, dormers were installed in the kitchen and in both the living room and the bedroom. This change of use of the attic to living space was drawn into the floor plan and approved. In this process, dormers were also installed in the kitchen/dining area as well as in the living room and the bedroom. And even today, after renovation work, there is the possibility to extend the living space in the house.
In 1955, an annex for a terrace on the first floor, a vestibule, and a laundry room on the ground floor were also approved and built.
Otherwise, the property’s equipment is of standard quality.
Type of Heating: Oil heating with a low-temperature boiler. Due to this low-temperature boiler, the heating system is exempt from the statutory replacement obligation even when ownership is transferred. Therefore, financing costs for the installation of a new heating system do not have to be included in the financing.
Property Description:
Plot:
The plot, with a size of approx. 315 m², is developed with a residential house with a footprint of approx. 83.17 m². In the house there are 2 habitable 2.5-room apartments with approx. 61.22 m² each. Next to the house there is an annex of approx. 22.75 m². On the first floor, the annex is used as a spacious covered terrace; on the ground floor it serves as a vestibule and laundry room.
In addition, there is on the plot a large garage of approx. 55.8 m² as well as a covered parking space of approx. 40.42 m².
A smaller lawn invites you to sunbathe and enjoy relaxed gatherings in good weather. Due to its size, the lawn can also be maintained by busy owners.
As already mentioned, the plot has expansion potential since there is no development plan for this part of Rettigheim. A registered construction encumbrance offers the possibility of building a new building right up to the boundary of the neighboring plot.
The House:
The house was built in 1955 with stone walls. The ceiling from the basement to the ground floor is concrete. The ceiling from the ground floor to the first floor and the ceiling from the first floor to the attic consist of wooden beams. In the same year, the house was extended with an annex (terrace, laundry room, and vestibule).
The house is in good condition for its age. It has been well maintained over the years and therefore does not appear “worn out.” Minor repair work, however, is periodically required with any older house.
As far as we can see, the wooden beam construction is very well preserved. In 2008 the roof was completely redone.
On the ground floor and the first floor there is, in each case, a habitable 2 1/2-room apartment with a kitchen/dining area, a bathroom/WC, a living room, and a bedroom, plus a small storage room.
Both apartments have approx. 61.22 m² of living area each and can be used separately or rented out. On the first floor there is a covered terrace which measures approx. 22.75 m² and can be arranged in a cozy manner. The apartment on the first floor has just been newly renovated. The entire electrical system was completely renewed, and the walls were newly wallpapered and painted. The tile backsplash in the kitchen was renewed. The renovation work is now complete. Laminate floors run throughout the apartment.
The apartment on the ground floor was modernized in 1985. The hallway and kitchen/dining area were tiled, the living room was outfitted with a real wood package, and laminate was installed in the bedroom. All rooms feature a wooden ceiling. The entire electrical system was renewed in 1985. In 2021 the shower/WC was newly tiled, with the shower tray and hand basin replaced.
On both the ground floor and the first floor, in 1985, heating pipes were installed in every room and one radiator was installed in each. The windows were renewed.
Attic:
The space in the attic has been designated in the floor plan as an apartment with approx. 40.42 m² of living area since 1955 and could, after renovation work and the installation of electrical, heating, and sanitary systems, be additionally used as a fully functional living space or a cozy apartment – an extra “treat.”
Garage:
If you like tinkering and are looking for a larger garage where you can also work on a car, you will be delighted with this garage. It was newly built in 1983. It has a footprint of approx. 55 m². The floor was tiled at the time. In 2021 the ceiling was newly insulated, lined with drywall, and repainted. At the same time, the electrical system as well as the distribution board were renewed. In this context, “three-phase power” was installed in the garage and it was supplied with ample lighting and power outlets. Additionally, compressed air lines were installed in the ceiling.
Renovation/Refurbishment Measures Undertaken:
• 1983: Demolition of a shed and new construction of a garage with a footprint of approx. 55 m².
• 2021: The entire ceiling of the garage was insulated, then lined with drywall and painted white. In addition, the exterior wall facing the inner courtyard was tiled.
• 2021: Rewiring of the garage.
Residential House:
• 1985: Renewal of the electrical system on the ground floor.
• 1985: Installation of an oil heating system with radiators on the ground floor and first floor.
• 1985: Renewal of the windows on the ground floor and first floor.

• Renewal of the water heater in the basement.
• Renewal of the garage roof.
• 2024: Renewal of the water connection line and the meter connection.
• 2024: Renewal of the electrical system with subsequent wallpapering and tiling work on the first floor.

Advantages of the Property:
Within the house itself, the living area can be expanded by approximately 44 m² in the attic through renovation work. As children, my siblings and I lived in the attic. Therefore, the attic is already designated as living space on the floor plans. At the same time, in 1958 a dormer was installed in the attic in the kitchen/dining area and in the living/bedroom.
At the same time, the plot itself offers expansion potential since it is not subject to a development plan and a construction encumbrance allows building right up to the boundary of the neighboring plot.
