The garden is lovingly maintained and designed in harmony with the local nature. On the 1,300‑square‑meter, hardly visible plot there are, among other things, strictly protected fire salamanders. These beautiful amphibians are threatened with extinction. Therefore, we do not sell to property developers or to people who want their garden to be merely practical and squared away; we sell exclusively to nature lovers who appreciate and wish to preserve the ecological value of the garden and its inhabitants.
On the property there is a small pond that provides a habitat for many newts and toads. Behind the property, there is a small creek (which has never overflowed its banks), and behind that, a horse pasture. A garden pavilion, only one year old, is included in the price.
The house is located in the so-called “pearl of the Deister,” the small village of Nienstedt. The village is surrounded by forests. Within the village, there is a large kindergarten and a hairdresser. Everything else—supermarkets, cafés, restaurants—is “beyond” the forest, but only about 5 km away. In the neighborhood, there is an equestrian center.
The house features cherry parquet flooring in the living room and real wood doors. The stairs are also made of solid wood. The kitchen is approximately 20 years old but of high quality, and the appliances are fully functional.
Although the house has been continuously renovated, an energy overhaul is necessary. The house has no overhanging eaves, so the roof will need to be extended as part of the insulation work. Most likely, the horizontal damp proof course in the basement will also have to be renewed due to some moisture damage. The windows are double-glazed. An extension of the house towards the street is possible, for example for a conservatory.
The oil heating system is new, and according to the installer, the copper water pipes are in perfect condition, so they are not expected to deteriorate. Currently, fiber optic cables are being laid in the area, and it might be possible to participate in that process.
An energy certificate still needs to be obtained. It is likely to be rated efficiency class G.
