Directly from the owner’s family, a fully basemented, solidly constructed house is now available. It has so far been occupied by a single family.
The plot measures 737 m². The living area on both floors totals 148 m². In addition, the solid basement area—with a finished height of 2.40 m—covers 78.17 m², so that the total usable living and utility space in the house (excluding the outdoor area) amounts to 225 m².
The house is accessed via three steps (the owners at one time waived the installation of a wheelchair ramp because the house and property can be reached barrier-free via the terrace).
On the ground floor you will find:
– The hallway (8.88 m²), which also provides internal access to the basement level
– The spacious living room with a fireplace (26.01 m²)
– The large kitchen/living area with a dining space in a bay window (20.76 m²)
– A recently modernized, barrier-free shower room
– A room (12.80 m²) that has been used interchangeably as an office or bedroom
– The boiler room (1.87 m²), equipped with a gas heater using condensing technology (cf. § 72 of the Building Energy Act) and a water storage unit
From the hallway, you reach the upper floor via a solid wooden staircase. At the top of the stairs, right in the corridor, there is a hatch with a folding ladder leading to the pointed arch space.
On the upper floor you will find:

– A multi-purpose room (living, sleeping, children’s, office) of 22.68 m² with access to a balcony (which features pre-installed conduits for the potential addition of a kitchen island)

The pointed arch above the upper floor, with its sufficient headroom, is easily accessible and was used as storage for suitcases, Christmas or Easter decorations, etc. It also houses the distribution panel for the satellite system for television and radio signals. The upper floor has also been additionally insulated from this area.
The basement levels can be reached both via the internal staircase and directly through a separate, designed external entrance. Some of the basement rooms were at times used as a secondary apartment.
In the basement (everywhere with a height of 2.40 m) you will find:
– A corridor (13.47 m²) with a small skylight window; right under the internal stairs is a small wine storage
– A large room (35.80 m²) that is naturally lit and equipped with heating, a fireplace, and a kitchen area, which was at times used along with the small shower room as a secondary apartment
– The heated utility room (6.13 m²), in which a small, reversible shower room section including a separated WC and washbasin was installed

By installing a drywall partition with a door in the ground floor corridor, the upper floor could be separated from the lower floor into two distinct living units. The secondary apartment is already in place, and there is additional living and utility space in the basement.
Heating:
The living floors feature underfloor heating. The currently installed condensing gas heater has been regularly maintained and its actuator motors renewed. In the future, converting the fireplace insert (either in the living room or the basement) to a water-based fireplace in combination with the existing gas heater might be an option (given the forested surroundings). A heat pump could even be installed immediately on the outer wall of the current boiler room. There is no necessity or obligation to change the heating system during routine maintenance or repairs! (Condensing boiler from 1995)
A real highlight is the Milasee, which is reachable only on foot or by bicycle and essentially used exclusively by local residents as a lake—a true gem in the Brandenburg nature reserve. The grandchildren even learned to swim in its gently sloping waters.
Storkow is located southeast of Berlin. It is known for its proximity to the Tesla factory in Grünheide (a 35-minute car drive on free-flowing roads) and, even more traditionally, for the Bad Saarow lake area with its golf resort. The house is situated in the Kehrigk district, in a settlement developed in the mid-1990s immediately adjacent to the old village center.
In the village there is a small convenience store, a guesthouse, and a restaurant. There is also a volunteer fire brigade and a village club. The neighborhood has grown yet remains friendly and close-knit—people know one another, appreciate, and help each other. In just one minute you can be in the forest, at Milasee, foraging for mushrooms, or taking a walk with your dog.
For daily shopping, you drive over to Storkow, where several retailers (Aldi, Norma, Lidl, Rossmann, Getränke Hoffmann, etc.), as well as pharmacies, electronic and medical supply stores, drugstores, flower shops, bakeries, and butchers, are available. Local children are transported by school bus from the village to the nearby primary and secondary schools.
The house is a solid new construction built in 1995 with reinforced concrete and additional perimeter insulation—even beneath the basement. Both the suspended ceiling and the ceiling above the upper floor are solid and further insulated.
In the utility room, services such as gas, water, electricity, telephone, cable, and DSL are provided, while wastewater is directed into the sewage network. Internet is distributed throughout the house via WLAN, and a satellite outlet is installed in every living room and the kitchen.
The owners had the house built by a company and, leveraging their own expertise, continuously undertook many DIY projects. The property was exclusively owner-occupied by a pet-free household.
All areas on the ground and upper floors have underfloor heating. The floors are fitted with renewed laminate, while the bathrooms, kitchen, and basement are tiled. In the basement, the large room and the bathroom of the secondary apartment are equipped with radiators—though most of the time, the fireplace provided sufficient heat. The house and its water are heated by a reliable gas heater (model Viessmann).
In front of the kitchen and the living room is a large terrace. Although preparations were made for building a conservatory, it eventually proved unnecessary in day-to-day use. In front of the terrace, there is a small pond that is home to goldfish.
The garden has been well maintained with various fruit bushes and trees, and some flower beds have, over the years, partly been converted into lawn areas due to aging. In the rear of the property, a 5 m³ rainwater cistern is buried. It is controlled by the pump in the basement and supplies the back garden. Rainwater from the front half of the house is collected in a second 5 m³ cistern with its own pump, which is also buried out of sight. Additional outdoor water taps are available.
In recent years, ongoing repair and renewal work have been carried out. The property is completely fenced. At the front there is a locally forged metal fence with an electric gate for vehicles. Cars can be sheltered under the double carport, which also includes a small shed for storing tools, a lawnmower, etc.
Kehrigk is located by the forest, ensuring a good, effortless supply of firewood for the fireplace. The energy certificate reflects a year-round usage by a retired couple—with partial additional use of the secondary apartment.
Even during the family’s internal planning with architects before construction, the possibility of dividing the house into two separate living units was taken into account. As can be seen from the floor plans, this can be quickly and easily implemented on the upper floor by adding a drywall partition with a door in the hallway and making use of the pre-installed connections for an additional kitchen. In practice, the sellers did not implement this idea because the basement already provided for this usage.
With the separate basement entrance, including its own bathroom, there are ample possibilities in the basement for commercial use or larger home office arrangements—allowing living and working areas to be combined while still kept separate. Up to now, it has been an animal-free household on the inside, with a small goldfish pond outside.
