Kellmünz an der Iller is a charming, small community known for its beauty, rural charm, and history. The picturesque landscape is defined by green meadows, forests, and the tranquil Iller river. Kellmünz an der Iller is located in the southern part of Germany, in the Swabia/Unterallgäu region of Bavaria. It lies about 18 kilometers north of Memmingen and approximately 32 kilometers south of Ulm – one of the largest cities in Baden-Württemberg. The municipality stretches along the banks of the Iller, a picturesque river winding through the region. In the immediate vicinity are four bathing lakes, cycling paths, and hiking trails surrounded by beautiful nature. The proximity to Ulm makes Kellmünz an attractive place for commuters and tourists looking to enjoy both nature and the cultural attractions of the region.

The villa is situated on the so-called Caelius Mons, the “Heaven’s Hill.” It offers a wonderful view that makes every season a unique experience.

I have renovated a great deal within the house to create a comfortable living space. The 90% genuine wood parquet flooring from Kährs lends the rooms their exclusive character. There are two tiled stoves and an open fireplace. The house was fitted with new water and gas connections during the village renovation in 2017.

The house faces south and is bordered by trees that lead up a slope; some of these trees belong to the property, which was newly surveyed in 2022. In fact, the estate consists of three parcels: one with the villa, a second with the guest house (which could optionally be acquired upon agreement, though it is not included at present), and a small hillside piece of about 160 square meters. I chose not to turn it over to the municipality in order to protect the trees from clearcutting.

There is a partition declaration for the house, meaning it comprises two residential units that can also be used or inhabited separately (with the guest house, it would even make three). More details follow further on.

I selected this place for myself, among other reasons, because the villa stands on the grounds of an old castle.

Why am I parting with and selling this treasure?

Well, I am nearing seventy. As beautiful as this villa is, for a woman who is largely on her own, it has become too much of a burden over time.

I want to experience the final phase of my life in minimalism, with everything kept as simple as possible.

Since summer 2025, a camper has been parked at the door in the courtyard, with which I would like to take some more tours.

It is with a heavy heart that I let go of this villa on Heaven’s Hill; it was my most beautiful home. My wish is to find people who love this villa as much as I do, so that it will protect its new owners. Perhaps a family—then everything would be easier. I took the property as it is, renovated as much as possible, and yet there is still some work to be done – notably on the tower. Living in this villa has always been a dream. No one could take away the view, and no one could peer inside. The light of the sun and the moon enchanted the rooms. For me, it was, and still is, a little personal paradise.
