Lots of room: ground floor, first floor, and developed attic. There’s a kitchen on the ground floor and a small kitchen in the attic. Each floor has a (small) bathroom. The ground floor kitchen has an exit to the garden, with a lean-to and staircase.
GARDEN and INNER COURTYARD:
An almost private garden enclosed by tall hedges. Raised beds. A passage in the intermediate structure leads from the garden to the courtyard. The property features a beautiful, sheltered inner courtyard that can be ideally designed.
ADJACENT BUILDINGS/CELLAR:
A huge barn (half-timbered with oak, partly with screed, formerly a lifting platform), a horse stable, 2 garages, and an ancillary building attached to the house. There is an additional hall on a neighboring plot that has been purchased as well. The house is fully cellared, with a laundry room and 3 open rooms—one of which is used as a small workshop. There is also a heating cellar.
MANY USAGE OPTIONS:
The former horse stable could very well be converted in various ways (e.g., into an apartment, practice, or workshop), while the barn could be used as a workshop, storage hall, climbing gym, etc.
LOCATION:
You will find the property in the town center on the through road of Lautertal-Hörgenau (see also the excerpt from the cadastral map). This community is located in the Vogelsbergkreis. The nearest towns are Lauterbach, Herbstein, and Ulrichstein. It is about 35 km from Fulda (which has an ICE train station). Driving to Frankfurt am Main takes approximately 1 hour and 15 minutes.
LIVING AND WORKING:
Hörgenau has roughly 220 inhabitants. For a family that wants their children to grow up in the countryside, the conditions here are ideal. The kindergarten and elementary school in Engelrod (1 km away) are renowned for their excellent reputation. The high school is located in Lauterbach. If you want to get out of the city, this is the perfect place: it’s pure nature.
INTERNET:
The house is equipped with FTTB, meaning fiber optic is delivered directly to the house.
HEATING & ENERGY:
We heat 98% with wood. For this, there is a central wood heating system with a Buderus burner equipped with 2 x 1000-liter buffer tanks and a stainless-steel external chimney (all from 2012). This system is coupled with an old oil heating system and integrated with a control unit. In addition, there are 3 individual wood-burning stoves in the house. The half-timbered house is not insulated. The double-glazed wooden frame windows date from the 1980s. The roof is made of Eternit.
HORSES:
For 10 years, we kept 2 large horses directly at the house. The horse bedding in the stable and the paddock have been removed. There is a time-controlled hay feeder in the barn door (which will also be removed). Water and electricity connections exist in the stable and the tack room. – IMPORTANT: NO pastures belong to the property! Tying, hay, and manure disposal were all handled in cooperation with the local farmer.
AVAILABILITY:
We are currently packing up our belongings and will move into our new house shortly. The farmhouse can be handed over relatively quickly by arrangement.
