As the landlord family, we value harmony among the residents and mutual cooperation. We wish to maintain our special peaceful atmosphere in the house and have it continue with the new tenants.
We maintain a good, often friendly, contact with our tenants and are available by phone or WhatsApp to help promptly with any questions.
The apartment’s floor area is 76.12 sqm. Energy certificate Class A, dated July 27, 2022.
The bright living room features three large windows. In the bedroom there are two windows, one of which is in a sloping roof section.
The children's room has one roof window. The kitchen and the bathroom each have one gable window.
The apartment includes a bathroom with a separate bathtub and shower.
This lovely top-floor apartment is very bright and ideal for a small family or a young couple, or even for a single person to enjoy living on their own.
Our apartment has been extensively renovated. The laminate flooring in all rooms is new.
Included with the apartment is a private storage room in the basement, as well as a laundry and drying room used by all tenants in the building, plus an additional bicycle storage room.
We prefer long-term renting and expect quiet and tidy tenants in permanent employment.
Rental is only available for non-smokers. Pets are not desired.
There is free parking directly at the building.
If desired, a garage—with an additional parking space in front—can be rented for an extra €70.
The ancillary costs amount to €130 and partly include property tax, street cleaning, sewage and waste disposal fees, building insurance, chimney sweep costs, common-area electricity as well as caretaker costs.
Please add your individual consumption costs on top of the net cold rent of €650 and the aforementioned ancillary costs: your individual electricity consumption approximately €90, heating and hot-/cold-water consumption (for showering, washing machine, etc.) approximately €120, and your household insurance approximately €3.
The providers will bill you these costs directly.

There are technical issues with Telekom. Cable connection contracts for internet, telephone, or TV must therefore be concluded with Vodafone, the telecommunications provider in the building.
We require a rental deposit of 3 net cold rents. A bank fee of €50 for opening the deposit account is to be paid by the tenant, and the deposit, along with the first month’s rent, is due in advance.
For further processing of the apartment allocation, we expect from you:
- A current 100% positive self-disclosure from Schufa
- The last 3 months’ pay slips
- Your identity card along with a copy for our records
Our building has 10 apartments, was built in 1983, and has been in the family’s ownership for 35 years.
All residents are non-smokers. There are no pets in the building.
Access to the apartments is via a spacious staircase with extra-wide steps. There is no elevator.

The Lippesee is a worthwhile destination, about a 30-minute walk away. Alternatively, you can simply take the bus there.
Several doctors can be reached on foot within 5 to 10 minutes, a larger bus parking area in 7 minutes, and the bus connection to Paderborn in 2 minutes.
REWE and ALDI are about a 7-minute walk away, the train station is 10 minutes away. Churches are within a 4 to 7-minute walk. Schools can be reached in 7 to 12 minutes. There are three kindergartens, one of which is near the forest.
