Large, light-filled rooms on the ground floor with a lovely southern exposure and a view of the garden are simply delightful. But the attic apartment, which was largely modernized in 2021 and features a spacious bathroom and a loggia, has always brought us much residential joy.
My parents purchased the house in 2003 and carried out a complete renovation before moving in in 2004. In doing so, a modern bungalow-style floor plan was implemented on the ground floor. Two bedrooms on the ground floor each received their own separate shower bathroom.
By enlarging the already spacious double garage, an additional internal entrance to the house was created, leading directly to the utility area. Since 2017, a Vissmann gas condensing heating system has been providing warmth and hot water. As my parents, even in their advanced age, did not want to compromise on heat (keeping the living area at a steady 25°/26°C even with open room doors), this unfortunately is also reflected in the value on the energy performance certificate.
The basement ultimately offers plenty of space and rooms – including an additional section with two rooms that can be accessed separately from the outside.
The house offers the future family great potential for living and more. Regarding the sales price, we are referring to the business value determined externally in 2025 by a real estate agency from Bad Füssing.
Situated in the town center/Kurzone 1 of Bad Füssing and yet very quiet, this house already has a very special feature. It is located in a very small cul-de-sac with only six residences, meaning there is no through traffic. Most amenities, such as grocery and clothing stores, the town hall, bank, Therme 1, cinema, as well as the Kurplatz and the beautiful Füssing outdoor swimming pool, can be easily reached on foot.
For us, it was always a unique living experience to be so close to the town center and yet enjoy such a pleasant quiet.
On the ground floor, due to the sale, we halted some construction work to allow the new owner the freedom to design the space as they wish. The old wooden (or screed) floor and the doors were removed so that, for example, underfloor heating could now be installed. In the living room, the wooden ceiling has already been replaced with a new drywall ceiling. In the two mentioned ground-floor bedrooms, we retained the light wooden flooring, as well as the light tiled floor in the hallway and guest WC. With the 2003 renovation, all windows on the ground and attic floors (except for one triangular window in the attic) were fitted with electric roller shutters.
