Are you looking for a dream property directly near the beach on the Baltic Sea? We are selling – privately – our hyggelige 3-room apartment with an extended attic studio in Timmendorfer Strand, the Niendorf district on the Baltic Sea!

The apartment is located on the 2nd floor and has three rooms with approximately 77 sqm of living space. A glass sliding door from the spacious living room leads out to the long balcony with a remote view of the Baltic Sea. Two Velux windows face south. A device for a stove is installed near the chimney.

Room 2 also has access to the balcony through a French door. Since the balcony is oriented to the east, it offers a beautiful setting for enjoying breakfast at sunrise over the Baltic Sea.

Room 3 was used by us as an office and has two windows facing south. It features a large fitted wardrobe. All three rooms, including the hallway, are furnished with high-quality solid wood ship flooring.

The bathroom was completely renovated in 2021 and features a level shower. It was finished with gray porcelain stoneware. The large window allows plenty of daylight and good ventilation.

The fitted kitchen (from 2018) includes a ceramic hob, an oven at working height, and a dishwasher.

The apartment was completely refurbished in 2021. Among other things, the entire electrical system was renewed (with LAN connection in all living areas) and new radiators were installed in the living room and bedroom.

The heating system was renewed in 2019. In addition, a water demineralization system for the tap water in the building was installed at that time.

Next to the apartment entrance is the access to the extended attic studio. The studio offers approximately 27 sqm that are divided into a spacious living and dining area with a kitchenette. It is equipped with a stove and two new radiators. The studio also includes its own bathroom with a shower, which is also equipped with a window.

The attic studio is ideally suited as a guest room or a child's room for older teenagers.

Additionally, there is another small bedroom (also with new heating) that can be reached directly from the hallway and can be rented for €22 per month, as it is communal property. In the attic, there is a storage room and an entrance to the loft.

Belonging to the apartment is a garden portion behind the house, as well as a garden shed from Biohort dating from 2018. Garden maintenance is handled by a gardener whose services are paid for from the homeowners’ association fee. The cleaning of the staircase is also included in the homeowners’ fee.

The homeowners’ fee is €277 per month.

The apartment also comes with a basement room with a washing machine connection, as well as its own parking space. In the shared boiler room, there is an opportunity to dry laundry. Since 2025, a fiber-optic connection for fast internet has been available in the building.

The building was constructed in 1966 and consists of five apartments, whose owners mostly use them as second homes. Short-term vacation rentals are not permitted, although long-term rentals are allowed.

The seaside resort of Niendorf / Baltic Sea belongs to the municipality of Timmendorfer Strand and has approximately 2,700 inhabitants. The house is just 500 meters from the beach and the Brodtener Steilufer. Other nature reserves, as well as the bird park and the Niendorf harbor, are easily reachable on foot or by bike.

Schools, kindergartens, doctors, restaurants, as well as supermarkets and various shopping opportunities are easily accessible in the area. From the bus stop (100 meters away) of line 40, you can quickly travel along the coast toward Scharbeutz or in the other direction to Lübeck and Travemünde. The next train station at Travemünder Strand is thus quickly reachable. The apartment can be reached by car via the A1 motorway exit Ratekau, past Karls' Erdbeerhof.

The bathroom was equipped with a level entrance in 2021. The fittings are of high quality. The apartment and the attic studio have been lovingly refurbished and are very well maintained. They are currently partially furnished. Upon request, all or individual pieces of furniture can be taken over.
