In addition, every tenant has their own large basement storage room; a covered area for bicycles is also available on the premises.

Naturally, all bathrooms come fully equipped for immediate use (mirror, lamps, cabinets, etc.). The kitchen backsplashes are tiled in an ecru color. The flooring in the apartments is laid with high-quality commercial material that harmonizes with the bathroom tiles. The room doors are white with stainless steel handles, as are the apartment entrance doors, which are equipped with sound insulation dampening features. All door frames are kept tastefully simple with accent colors.

Each residential unit impresses with its exceptional layout, and the once outmoded, neglected kitchen solutions have been integrated into open living concepts.

This charming three-room apartment with a balcony features an entrance hall, which leads to the guest WC and the storage room; from there, you reach the bright, daylight-filled bathroom with a shower–bath and WC, and then transition into the open-plan living/dining area with a fitted kitchen. Additionally, the third room is located right next to it, and at the head of the kitchen, you step out onto the large balcony. Via a second hallway, you reach the dining area and the bedroom, and then you enter the large living room with a mezzanine in the bay window (usable as a reading nook or daybed).

The wet areas (bathrooms) are, of course, always fully equipped, including a washbasin, mirror, lamps, towel hooks, towel bars, and much more.

The basement is large and spacious.

The parking space is located next to the main entrance of the building; thus, you have very short distances to your apartment.

ADDITIONAL COSTS / DEPOSIT / VIEWINGS

All apartments are advertised exclusive of additional costs and parking space rent. Electricity costs and fees for Telekom and cable/TV usage must be paid by the tenants directly to the respective providers/operators.

The additional costs are paid as an advance. Once a year, the tenant receives a proper and itemized statement, so that the landlord can either grant a discount on the advance payment of additional costs or, in case of higher consumption, charge a higher advance.

Included in the additional costs, for example, are: water, heating, property tax, sewerage costs (surface/grey water), garbage collection/street cleaning, chimney sweep, common area lighting, property and liability insurance, caretaker, stairwell cleaning, winter maintenance, carbon monoxide and smoke detectors.

The rental deposit must be made IN CASH ONLY and will be deposited on a savings account for the tenant.
