First of all, we would like to mention that we’ve put a lot of passion and investment into the furnishings (fitted kitchen, utility room furniture, shutters, wallbox, garden planting, etc.). We expressly point out that these high-quality installations will remain in the house in exchange for an assumption fee. We can discuss the details and fair pricing in a relaxed, personal conversation.
Since our landlord cares deeply about a long-term, happy tenancy, we are looking for successors who will ideally integrate into this established environment. Ideally:
• Couples or singles in their “prime” (around 45 to 60 years old), who appreciate a well-kept home and a calm atmosphere.
• Families with slightly older children. Since even the children in the immediate neighborhood are already older, this configuration fits ideally into the community and ensures a relaxed, equal-footed coexistence.
A tour through your new domain:
Ground Floor: The heart of the house. As soon as you enter, you’re greeted by a bright, spacious hallway. To the right is the guest WC, to the left the utility room, which, thanks to custom-built cabinets, is a true storage marvel (and we’d be happy to hand these over to you).
From there, you move into the open-plan living and dining area. The white fitted kitchen is excellently maintained and just waiting to be inaugurated. Thanks to the large double-leaf terrace doors, the living room in summer directly flows into the garden.

Transparency from the Start: The Conditions
So you can plan perfectly, we have summarized the current monthly costs for you. Please note that this is a comparatively low rental price for this quality of living:
• Net cold rent: €1,200
• Additional costs: currently approx. €210 (already includes everything important such as garbage collection, street cleaning, water, insurance, chimney sweep, and heating maintenance)
• Energy & heat: approx. €125 for gas (heating) and approx. €140 for electricity (depending on individual consumption).
