At Nobbenburger Str. 8, 4 new shared apartments (WGs) are being created following renovations.

The rooms of the first 4-person WG will be re-let on either 01.04.2026 or 15.04.2026. The WG rooms in the other 3 apartments will also be re-let shortly thereafter.

VIEWING APPOINTMENTS

Open viewings will take place on Saturday, March 21, and Sunday, March 22, from 3:00 p.m. to 5:00 p.m. A brief registration is requested.

APARTMENT AND FURNISHINGS

A floor plan of the apartment is provided as a photo. The rooms are between approximately 12 m² and 23 m² in size, have been freshly painted, and some have direct access to a balcony. They have been furnished with new IKEA furniture, including a bed, wardrobe, desk, and chair, so that moving in is uncomplicated. In addition, the apartment is equipped with a modern fitted kitchen.

The building is an old structure from the Gründerzeit (built in 1910) with high ceilings and large windows. It is not a new construction, but a house with typical old-style character. The bathrooms are designed functionally. The toilet and shower are located in separate rooms, which makes living in a shared apartment easier.

FLAT RATE RENT

The WG rooms will be rented at flat-rate rents from €497, including proportional use of the common areas. The flat-rate rent includes almost all operating and ancillary costs (waste disposal, hot water, heating, chimney sweep, building insurance). The apartment electricity is charged at €40 per person per month and is already included in the flat rate. Internet access is provided free of charge as a voluntary extra service.

Flat-rate rent means: there will be no annual ancillary cost settlement – you will not receive a refund, but you also will not have to make any additional payments.

In the basement, a washing machine and dryer are provided, which can additionally be used by the tenants.

There is no brokerage fee.

The security deposit must be paid before the handover of the keys.

ADDITIONAL CONDITIONS

An individual rental contract will be concluded for each bedroom. A minimum rental period of 12 months applies.

Pets are not desired.

The viewing is on Saturday, March 21, or Sunday, March 22, between 3:00 p.m. and 5:00 p.m. at Nobbenburger Str. 8. A short registration is requested.

The house is located between Osnabrück city center and the Westerberg Campus. Both destinations are within walking distance, and other university locations are also nearby.

Shopping facilities are located approximately 150 meters diagonally across the street (a combination store with a bakery).

Within a 5-minute walk, there is a very well-connected bus stop.
