The remaining courtyard area comprises plot 61/2 of field 1 in the Allersehl district, with a total area of 25,019 m², of which 2,819 m² belong to the courtyard.

The remaining courtyard area is developed with a residential building and several outbuildings. In addition, the 2,819 m² courtyard includes an adjoining 22,200 m² green area.

Residential Building

The residential building, constructed around 1908, is a typical agricultural farmhouse of a courtyard estate in the region. It offers about 190 m² of net living space. The upper floor—with low-pitched ceilings—was completely refurbished and renovated in 2018 and has been converted into an 80 m² holiday apartment. The house does not have a basement.

In the ground floor and the upper floor, essentially all electrical and sanitary installations have been renewed. A gas heating system was installed in 2018. Windows on the upper floor and on the rear side of the house featuring a large two-leaf terrace door (ground floor) were also renewed in 2018.

Surrounding Area

The areas adjacent to the house are used as garden space. In the garden stands a 100-year-old beech tree that provides abundant shade in summer. Although there is a private water well, it is not in use.

The areas used next to the stable buildings (paddocks) for horse keeping are paved to prevent mud formation. The sub-base is filled with bark-free pine chips (approximately 25 cm thick). On top are laid open, assembled honeycomb plastic plates filled with pine chips. Over this layer, washed fine-grained sand has been spread.

The paddocks next to the farmhouse are enclosed with a wooden fence (with electrified wire). In the rear paddock area, there is a fence with solid plastic posts (window plastic quality) enclosing the area.

Building Plot in the Western Area

The property is divided by the building. To the left of the building entrance is the courtyard/garden, and to the right of the entrance there is a building plot with garden space. The building setback in depth runs at the level of the farmhouse. In case of any requirement, clarification with the building authority will be necessary.

The 5G expansion has been completed. A fiber optic connection is available in the house, and the connection can be activated.
