House for sale 6+1 • 230 m² without real estateLutherstrasse 3 Schwerin Ostorf Mecklenburg-Vorpommern 19053
Welcome to this beautiful Art Nouveau city villa (semi-detached house) with around 240 m² of living space, built circa 1897, which we lovingly renovated from 2022 to 2025 (invoices available). All major trades still come with a remaining warranty that will only expire between 2027 and 2030.
Due to the layout of the house, all options are conceivable—from a cozy family home, to multi-generational living, to a mixed-use (residential and commercial) property or rental. Currently, on the two residential floors, there is one separate apartment of about 115 m² per floor. All living rooms are equipped with a TV connection as well as two network outlets.
Apartment 1 (raised ground floor) comprises four large rooms (kitchen, living room, bedroom/office, additional room), a full bathroom (with bathtub and curbless shower), and a terrace (20 m²). The ceiling height on the raised ground floor is 3.70 m. The apartment is finished to a high standard—each room features solid wood flooring, and the kitchen, living room, and bedroom are adorned with stucco elements. Every room has a TV (cable) outlet and two network outlets. The network outlets can be connected via the network distribution panel (in the hallway). The well-equipped fitted kitchen features a solid oak worktop and high-quality appliances (Miele, Bosch). A gas stove with 5 burners is installed. The full bathroom has been fitted with elements from Villeroy & Boch and other brands.
Apartment 2 (upper floor) comprises four rooms (combined kitchen/living area, bedroom/office, and two children’s rooms) and a shower bathroom. The ceiling height in the combined kitchen/living area and the bedroom/office is around 3.00 m, while the flat roof in the two children’s rooms descends from around 2.50 m to 1.80 m. Due to the open design, the rooms do not feel too low. This apartment is also finished to a high standard—solid wood floors are installed in every room. Every room has a TV (cable) outlet and two network outlets. The network outlets can be connected via the network distribution panel (in the hallway). The well-equipped fitted kitchen features a solid oak worktop. The shower bathroom has not been renovated but is functionally equipped (from the 2000s).
In the dry basement you will find the laundry room, the boiler room, the bicycle storage (formerly a garage), and storage rooms. The basement is partially heated, with electricity in all rooms and water and sewage connections in three rooms. The fiber-optic connection for the building also comes in through here.
Ostorf is a charming district with a good mix of young families and older residents.
Schwerin Castle and the adjacent castle park can be reached on foot in just a few minutes. Whether it’s the Schlossfestspiele, the monthly flea market at Bertha-Klingberg-Platz (April to October), the open-air stage, or the floating meadows with their summer events—at any time of year, you can enjoy the proximity to the castle and the castle park.
The nearby Platz der Jugend is a public transport hub. From here, whether by tram or bus, you can quickly reach all the relevant points in Schwerin. At Platz der Jugend you will also find two pharmacies, several doctors, and a bakery café.
The city center can be reached on foot in 10 to 15 minutes if you prefer not to take the bus or train. Since Schwerin is the state capital of Mecklenburg-Vorpommern, wonderful attractions and events await year-round. The theater, the museum, and the castle itself can also be reached on foot in a maximum of 15 minutes.
Although it is a semi-detached house, you hardly notice the neighboring house. In the neighboring building, there is a law firm on the raised ground floor, an office in the basement, and a rented apartment on the upper floor.
Throughout the entire house, the original wooden floorboards have been preserved and refurbished, or new solid wood flooring has been installed. The old Art Nouveau doors (including the original fittings) have been preserved and are in use, or stored in the basement. High-quality built-in appliances in the fitted kitchens (Miele, Bosch) complete the equipment.
This beautiful Art Nouveau city villa is not under heritage protection, but it is located in the heritage area of Lutherstraße. This means that there are special requirements for the Art Nouveau façade, including the windows and the roof, on the Lutherstraße side. The renovation of the façade, roof, and windows has been coordinated with the heritage preservation authority. The correspondence with the authority is available.
Renovation needs:
- Raised ground floor: Repainting the skirting boards and door frames, patching/sanding/painting of plaster in some areas.
- Staircase: A repainting of the wooden parts is still pending. Some areas have already been prepared (sanded).
Other:
- The shower bathroom on the upper floor dates from the 2000s. It is functional and practical but could be newly renovated.
- The gas condensing boiler dates from 2009. It operates reliably, and a replacement (with state subsidies) becomes viable from 2029 onward.
