I am renting out my single-family house, which is currently still under construction. Completion is planned for April 2026, and the rental could start on May 1, 2026.
In the pictures, you can already find the floor plans including a suggested furnishing to give you a better impression of the layout. The area figures refer to the base area according to DIN 277.
The house is being built in solid construction. Heating is provided by an air-to-water heat pump by Wolf, combined with underfloor heating in all rooms.
The attic is insulated and offers storage space, although it is not heated.
The property includes:
two car parking spaces directly in front of the building,
a garden with a terrace,
prepared electrical connections for a possible wallbox,
an outdoor water tap, two outdoor sockets as well as an additional power connection for use, e.g., for a garden shed.
The house is equipped with a photovoltaic system with approx. 7 kWp and an approx. 5 kWh battery storage. You can use the generated electricity at a significantly lower price as part of a tenant electricity model. Consumption is recorded via a sub-meter. Additionally, you will sign a regular electricity supply contract with a provider of your choice, which, for example, will supply you during the winter months.
Fiber optic (TNG) has also already been laid into the house and the contract must be taken over by you.
The registration with the respective suppliers (electricity, water, sewage, garbage collection) is to be done by you as the tenant, and the additional costs include estimates for, e.g., property tax, insurance, etc.
According to the energy certificate, the house meets efficiency class A+.
To improve summer heat protection, a wood fiber insulation was installed in the attic.

Furthermore, there is good transportation connectivity, with the bus stop and the train station within walking distance. Trains run several times an hour to Kiel and onwards from Plön to Lübeck.
The house is rented furnished with a fitted kitchen; an oven, refrigerator, and stove are provided. A dishwasher is not part of the rental property but can be installed. A space for it is provided in the kitchen.
