Pasture, Forest, and Conservatory – A Dream House Beneath a Thatch Roof with Plenty of Ancillary Buildings

The timber-framed house—with a full basement—was built in 1995 using traditional thatching. It offers approximately 285 m² of living space spread over three levels. It was designed with a large family and/or a home office in mind. In addition, there is an attic with potential for development and an ancillary building.
The ensemble includes the partly fenced house plot of around 1,000 m². Adjacent to it is a meadow of approximately 2,600 m². This field is enclosed by a pasture fence and several wooden fences, and it features a small depression for water and a well.
In the meadow, there are, among other things, 12 different varieties of apple trees—some of which are old varieties. The trees were pruned by a Demeter specialist from a neighboring town, who also managed (partly mono-varietal) juice production.
Right next to the meadow lies our small forest of about 28,600 m². This is an independent, natural deciduous mixed forest with two water sources—a true natural paradise and its own biotope.
You enter the house through an inviting entrance door into a very spacious hall. On the ground floor you will find the kitchen with an adjoining room, a guest toilet, and either a guest room or an office. The kitchen is open to the vast living and dining area, which in turn connects to a terrace. Through the living room you can access the conservatory, which also features a separate external entrance. The conservatory can serve as a studio, yoga room, or office—all with a stunning view of apple trees and expansive fields.
In the lower ground floor there are several storage rooms, a separate room for guests or as an office, and a large room for technical equipment with plenty of space for a hobby or workshop. This room has its own exit and even a cat flap for your feline friend. The “Hylight” area is undoubtedly the spa zone, complete with a large sauna, a tub for cooling off, as well as a shower and lounging area.
On the top floor, there are two spacious children’s rooms and an enormous master bedroom. Additionally, there is a small shower room and a large bathroom. Throughout the interior, exposed timber framing and wooden ceilings are visible.
There is also a very large (unheated) attic available for storage.
The ancillary building features a green roof. It consists of a carport with two parking spaces, a large and a smaller storage room. Under the same roof, there is a workshop shed, a dog kennel, and an open shed designed for a lawn tractor. Previous owners bred some larger breed dogs here for several years—though of course, it could just as easily accommodate other four-legged friends or be transformed into a workshop.
Heating is provided by liquid gas. The tank is rented, but it can also be purchased to provide greater independence. The heating system was renewed in 2024, so it is state-of-the-art. For anyone wishing to switch to a heat pump using geothermal energy, the expansive grounds are ideally suited.
In the living area, there is a large fireplace—and firewood is practically unlimited from your own forest. For garden irrigation, additional water is supplied from a deep well. Several taps are located throughout the property.
Wastewater is disposed of using the property’s own fully biological sewage plant with proven technology. Rainwater percolates into the ground directly on the property.
Besides the standard telephone connection, fiber-optic internet has been available since this year—delivering fast internet for work, play, and television. A satellite system is still installed as well.
A senior-friendly conversion is of course possible, and a stairlift can be retrofitted without structural modifications.
Our house and property are located in the area of the municipality of Dobin am See. It is not far from Brüel, Cambs, and Leezen, where all essential suppliers and schools can be found. Via the Paulsdamm, Schwerin is just 15 km away, and the nearest beach on the Schweriner See is less than a 10-minute drive. In just 6 km, you can reach the next highway exit on the A14, and the next Baltic Sea beach is within 40 km.
For those who prefer tranquility—at the other end of the village there is also a small lake with a small bathing area. Everything is quickly accessible, yet you still live at the edge of town with an unobstructed view of fields, forest, and meadow. When the wind is unfavorable, you might occasionally hear a bit of highway noise, but never enough to be disturbing.
In town, there is some agriculture, the fire brigade, a few holiday apartments, and several older houses. In recent years, many city-dwellers from Schwerin have moved into this quiet village in new homes. Naturally, the bus (line 101) stops in town, and the nearest train station is only 7 km away. The village is very well connected to the cycle path network. The nearest (really good) inn is only 5 km away, easily reachable by bike. The nearest branded gas station can be reached in 7 km.

The bathrooms are tiled, and all other rooms are outfitted with very high-quality light oak designer flooring. It is sound-reducing, low-maintenance, and extremely robust.
A fitted kitchen is present. It was refurbished two years ago by the local kitchen studio but still offers room for expansion.
All bathrooms are fully functional except for one shower door; however, they should be renovated to meet today’s standards.
Almost all room walls have been recently renovated. A tiled wallpaper with ecologically harmless white paint now provides a canvas for your own design.
Throughout the house, there is a central vacuum system. Its central filter is located in the basement, where the completely renewed descaling system is also installed.
The fiber-optic internet connection was already mentioned. For those who dislike WLAN in the house, there are also Ethernet sockets available in several rooms to distribute the internet without radiation.
The thatched roof is scheduled for refurbishment in the coming weeks. It is not leaking, but a “freshening up” is recommended every 25 years. Usually, this does not even require scaffolding.
The fencing is a bit dated. We do not wish to renew or repair everything, as the new owner may have different tastes. For now, however, the fence is complete. Bringing a dog along for the viewing is therefore no problem.
We also hand over a small basic equipment package with the house, including a lawnmower, some tools, and a powerful wood splitter.
In general, the house and its accessories are handed over as-is. Any defects or known issues will, of course, be disclosed. Otherwise, as with a used car, there is no general guarantee or warranty. For the new parts such as the heating system and water treatment, we will of course provide the associated warranty documentation.
The energy certificate is in progress and will be completed in the next few days. At the time of construction, the house was built to be energy-efficient. Despite having a condensing boiler, we will most likely not reach Class A.
The house has already been vacated, although a few items remain in two rooms.
Currently, some tidying up is still taking place on the property.
We are interested in a prompt handover. However, viewings will only be conducted if the buyer can present credible financing.
The same applies to disclosing the exact location. We do not want “real estate tourists” roaming around the property. Besides attentive neighbors, there is also effective video surveillance.
This property is a truly rare combination of house, workshop, forest, and meadow. Everything is built and laid out generously, yet it is not so large that it cannot be managed easily.
We deliberately omitted a broker. From our own experience, we know that a broker does not ensure greater security or a quicker transaction. This means that the buyer does not incur any broker’s commission, which also reduces the property transfer tax.
