Sold is a renovated farmhouse built of clay, constructed around 1907. Accordingly, it is not barrier-free. Also included is a timber barn. I recently received an inquiry asking whether the property has a garage. It doesn’t have its own garage, but you could probably fit ten cars in the barn.

The brick-built stable was converted into a guest room (32 m²). Both the farmhouse and the former stable are located elevated on a slope at the southern edge of a small village. There is an immediate neighbor, and beyond that the forest begins. In 2015, the windows were replaced and the ceiling of the upper floor was insulated; the two roofs were renewed in 2018/19; and all connections (electricity, water, sewer, satellite system) are in place. Electricity is also supplied by two photovoltaic systems, and the water comes from the property’s own well. Heating is provided by a wood stove (an in-floor heating system) in the kitchen, where cooking can also be done. Over the past ten years, the house has been continuously maintained at 10°C during winter with infrared panels, which have also proven effective in the transitional seasons. Ample storage space is available. For relaxation after a long day’s work, a small sauna (1.8 × 1.7 m) is provided.

The property also includes two shares in the Urbarial forest, where you can cut approximately 15 cubic meters of firewood (beech/oak) per year. There is 3,500 m² of private forest, which again may need thinning from time to time.

Included with the property is also the meadow behind the barn, where the orchards—three streuobstwiesen providing a variety of fruits from “A” as in apple to “Z” as in Zwetschke—yield enough for a large family. This includes rare plum varieties such as “Hartwiß gelbe Z.,” “Feys gelbe Z.,” and “Roter Spänling.” Two “Speierlinge” might start bearing fruit in the coming years. Additionally, 120 Uhudler grapevines with an annual yield of about 300 kg are available, making it ideal for producing juice or wine—the famous “Uhudler”—on your own. A chicken run has been prepared; wire fencing and a stake fence are available in the barn, so finalizing it only takes a few hours of work. The meadows around the house cover just under one hectare and are also suitable for keeping livestock (a listing is available in the photos). All in all, you are well equipped for all eventualities—a true “prepper” property.

The driving distance is about two hours from Vienna and one hour from Graz. In the village itself there isn’t much, but nearby communities offer grocery stores and inns. I have never tried public transport, but there is a call-on-demand taxi service (BAST). A major plus is the location in the “Weinidylle” nature park, where large areas of the lowlands have been preserved in small-scale fragments through premium payments—an original landscape reminiscent of 50 years ago.
