The rent of €809 covers all incidental costs (ultra-fast internet, sweep service, insurance costs, garbage, etc.). For gas, electricity, and water, you will pay an advance payment on service charges of €90 per month, and consumption will be settled periodically. The warm rent thus amounts to €899.

Within quick walking distance you will find shopping facilities – everyday shops, Cannstatter Carre, Bad Cannstatt station, the Wasen area, the stadium, and the Neckar.

You can conveniently do your laundry in the basement using a coin-operated washing machine and dryer.

In front of the building, there are seating areas and a bicycle storage area (even covered under the balcony).

One important note regarding the handover of the apartment upon moving out: We want everything to be perfectly clean for the new tenant’s move-in. Therefore, your room will be professionally cleaned after the previous tenant moves out. Due to previous bad experiences with the cleanliness of the shared apartment upon move-out, we have agreed on the following: Your room and the common areas will be handed over swept and tidied. The cleaning service will then clean everything perfectly. A flat fee of €150 will be charged for this. It may sound strict, but experience has shown that there are always people who don’t know how to use a cleaning cloth, and in any case, the new tenant gets a clean room :-)

The apartment is furnished and is therefore only rented to non-smokers without pets.

The rent control provisions do not apply to this apartment, as it is a first occupancy after the relevant key date. According to § 556f sentence 1 of the German Civil Code (BGB), rent control does not apply to apartments that were used and rented out for the first time after October 1, 2014. Since the apartment offered here was occupied for the first time after this date, it is exempt from rent control.
