Nabízím k pronájmu prostorný byt o velikosti 88 m² na Vinohradech. Byt se nachází v 1. nadzemním podlaží činžovního domu, minutu chůze od zastávky Nuselské schody a jen pár kroků od parku Folimanka.
Jedná se o starší byt s vysokými stropy, který postupně prochází rekonstrukcí. Byt má vstupní chodbu, ze které se samostatně vstupuje do kuchyně, na toaletu, do ložnice, koupelny a obývacího pokoje. Z obývacího pokoje je dále průchod do poslední místnosti, do které je zároveň vstup i z koupelny.
Byt disponuje třemi obyvatelnými pokoji – dvěma většími a jedním menším, a je proto vhodný i pro spolubydlení.
Byt je plně obyvatelný, nicméně vzhledem k postupné rekonstrukci má i nedokonalosti – například ještě nejsou dokončené prahy a lišty, některé místnosti jsou vymalované, zatímco jiné na výmalbu teprve čekají. V jedné z místností jsou také u okrajů místy starší parkety poškozené červotočem.
Kuchyň je vybavena troubou a myčkou, v koupelně zůstává pračka. Z nábytku zůstává bílá skříň a dřevěná skříň umístěná na chodbě, jinak je byt nezařízený.
V bytě aktuálně není instalováno centrální topení, nicméně vzhledem k jarním a letním měsícům by to nemělo představovat zásadní problém. Pro případ potřeby jsou v bytě k dispozici dva přímotopy.
Byt nabízím k pronájmu na přechodnou dobu 6 měsíců – od 1. 4. do 1. 10.. Po tomto období je plánována rekonstrukce bytu, po které se nájemné navýší dle provedených úprav. V případě zájmu je možné se následně domluvit na pokračování nájmu.
Poplatky za služby činí 740 Kč / osoba, elektřina bude přepsána na nájemníka.
Byt je nekuřácký, domácí mazlíčci jsou po domluvě vítáni.

Short-term rental of a 3+1 apartment, 88 m² – Vinohrady, near Folimanka Park
I offer for rent a spacious 88 m² apartment in Vinohrady. The apartment is located on the first floor of an apartment building, a minute’s walk from the Nuselské schody stop and just a few steps from Folimanka Park.
This is an older apartment with high ceilings that is gradually being renovated. It has an entrance hall from which you can separately enter the kitchen, the toilet, the bedroom, the bathroom, and the living room. From the living room, there is a passage to the last room, which can also be accessed from the bathroom.
The apartment has three living rooms – two larger ones and a smaller one – making it suitable even for shared living.
The apartment is fully habitable, though due to the ongoing renovation it does have some imperfections – for example, the thresholds and moldings have not yet been completed, some rooms have been repainted while others are still waiting for touch-ups. In one of the rooms, parts of the older parquet by the edges are damaged by woodworm.
The kitchen is equipped with an oven and a dishwasher, and the washing machine remains in the bathroom. From the furniture, a white wardrobe and a wooden cabinet located in the hallway remain; otherwise, the apartment is unfurnished.
Central heating is not currently installed in the apartment; however, given the spring and summer months, this should not pose a significant problem. If necessary, two direct heating units are available in the apartment.
I offer the apartment for rent for a transitional period of 6 months – from April 1 to October 1. After this period, a renovation of the apartment is planned, after which the rent will be increased in accordance with the improvements made. In case of interest, it is possible to negotiate an extension of the lease thereafter.
Service fees are CZK 740 per person, and electricity will be transferred to the tenant’s name.
The apartment is non-smoking, and pets are welcome upon agreement.
Viewings are available by arrangement.
