Room and Floor Layout:
Ground Floor
Between the garage and the front door there is a covered porch, which we used as extra storage and a supply area (for example, for drinks). Once you enter the semi-detached house, you initially find yourself in a small vestibule, which is convenient for taking off street shoes. From there, you can either go into the small guest WC or down the hallway, through which you reach the large living room or the cozy dining-kitchen. On the south terrace, under the marquee renovated in 2025, there is plenty of space for a large outdoor lounge.
Upper Floor
Up the stairs, you reach another hallway that offers enough space for storage cabinets and shelves. This hallway is positioned exactly in the middle between the master bedroom, the children’s rooms, and the bathroom – so despite the large corridor, the walking distances remain short. Through the master bedroom and children's room No. 3, you reach the south balcony, which we primarily used as a drying area for laundry. In the summer, the laundry dried well there (partly in the shade to avoid fading). However, it is also spacious enough to set up a nice relaxation area.
Basement
In the basement, we reconfigured the room layout. From the large entrance area, we created a separate laundry room to reduce the noise from the washing machine and dryer. The wall was planned in such a way that there is still plenty of space left for storing boxes (e.g., Christmas decorations). The large southern basement room was converted by us into two living areas (including heating/electrical installations). Because of its southern orientation, enough light enters the basement so that the rooms can be used without additional lighting.

This spacious semi-detached house is extremely advantageously located in the community of Ampfing, which has 6,500 inhabitants. Only 200 meters away is the Ampfing bus stop, from where you can conveniently explore the surroundings or have the older children start their daily journey to secondary schools. A supermarket is reachable within only 600 meters, so everyday errands can be done quickly. For the little ones, there is also St. Margareta Kindergarten just 350 meters away, and the Isenzwergerl nursery can be reached on foot in about 8 minutes. The Ampfing secondary school and the elementary school located opposite are also nearby, which makes the school journey extremely short and pleasant. The Ampfing community offers good sports, leisure, and cultural activities, and the sports field is also located next to the schools about 1 km away. Ampfing also has several local establishments and excellent access to medical care. Since 2025, the community is planning to connect to district heating. - Windows throughout the entire house should be replaced
- Insulation of the attic
Why haven’t we done these yet? Because until we decided to sell the house, we couldn’t agree on whether to simply insulate the attic or actually convert it into an additional room. There were repeated discussions and offers from local companies, but year after year it just never got finally done. The windows were always planned to be replaced as part of the attic renovation, since different roof windows were planned for the attic. By raising the roof and finishing the conversion (there is already the possibility for running wiring), a noticeable increase in living space could be achieved.
The energy certificate we currently have is no longer valid. A new certificate is currently being prepared.
Parts of the furniture and fittings (e.g., the fitted kitchen) can also be included after consultation.
