The most expensive house on the Czech market in 2024

The most expensive house on the real estate market is a corner rental house on Rašínovo Nábřeží built in 1910. It is called River Park Place and its value is CZK 891 million. There are ten apartments ranging from 95 to 180 square meters. On the fifth and sixth floors there is a duplex with an area of six hundred square meters and a terrace of two hundred meters, from where you can see the panorama of Prague. This apartment alone would surely be among the top ten most expensive apartments if it were sold separately. The apartments can be used for long-term rentals as well as for private or corporate events. The house was built by architects Alois Dryák, Tomáš Amen and Quid Bělský and carries sculptures by Josef Drahoňovský on the facade.

The most expensive apartment on the Czech market in 2024

The most expensive apartment was a penthouse in Prague's Žižkov district. Although it is an apartment, its size and huge terraces make it more like a villa. It occupies a total of 1,154 sqm, if you include the three terraces and its own garden. In addition to the living room, open kitchen with dining room, four bedrooms and two bathrooms, the apartment also has a study or lounge. On the second level of the apartment, the owners can enjoy a glass atrium with a swimming pool with counter-current, which is surrounded by a green garden with a gazebo in the middle. The penthouse has its own elevator leading directly from the garage and the interior is decorated in an art deco style. You can buy it for 117 million crowns.

The oldest property on the Czech market in 2024

Do you love history, and would you like to become a castle lady or lord? Then the listed castle in Dolní Kounice near Brno is to your use. It stands on a hill above the Jihlava River, near the ruins of the Rosa Coeli Monastery. Its history dates back to 1162, when it was first owned by Vilém of Kounice. However, it is also linked to other noble families, such as the Ditrichsteins. In 1959 the castle was nationalized, after 1989 it was nationalised and then sold by JUDr. Václav Édl to the company L.V.P., spol. s r.o., which opened it to the public and began to repair it. Now it is offered for 200 million crowns. Based on an expert's opinion, the castle is worth half a billion crowns, but the real value will be determined only by the price at which supply meets demand.

The most bizarre property on offer

What bizarre properties might you have come across on offer last year? In addition to many coffee shops, wine cellars or the slightly less common houseboats, there was a castle or a small hydroelectric power station on offer.

In our listings we also had a Mongolian yurt or a grave site. Currently, however, you will not find them in the offer anymore and they have probably found their buyers,says Ondřej Strada, e-commerce manager of Bezrealitka.

The most in-demand rental property on offer

Interest in rental housing has been on the rise for the last two years. This is mainly due to the difficulty of finding a home of your own. According to Bezrealitka, apartment owners in Prague can now expect an average of 109 applicants. It should be said, however, that the interest is also high because people are subscribing to more offers and thus creating bigger queues. However, the record holder in the number of applicants is a studio apartment in Prague's Vršovice with 18 square meters. Bezrealitky recorded 643 conversations for this listing.

Whoever thinks that real estate prices are skyrocketing is not far from the truth. Every quarter brings price increases across the board. Bezrealitky recorded the biggest increase in the price of flats in the Pilsen region. Prices here averaged CZK 68,174 per meter at the end of the year and thus rose by almost a quarter (23%) over the year.

The Olomouc region became the biggest jumper in house prices last year. According to Bezrealitka, the prices of houses here rose by an incredible 35% during the year. For buyers, this is good news and bad news at the same time - bad in that they pay extra, good in that the standard of housing in the area has improved and is in demand.

The biggest spike in rental prices

Rental prices rose during the year, just like property prices. Where did people see the biggest increases over the 12 months? If you're expecting Prague, not so. Rents rose the most in percentage terms in the Hradec Kralove region, where they increased by 21%. At the end of the year, people here were paying 244CZK per square metre on average. However, it is still one of the regions where rents are the lowest in the long term and far from reaching those in Prague, where the average is now 401CZK per square metre.

The tallest building in the Czech Republic

The AZ Tower, located in Brno, in the Jižní centrum district, is the tallest building in the Czech Republic. The height of the roof is 111 metres and the highest point is 116 metres. It was built between 2011 and 2013 in the style of so-called deconstructivism according to the design of architects Aleš Burian and Gustav Křivinka. The cost of its construction was around 800 million crowns.

How much space do you need to live? For some, 9 square metres may be enough. Currently, one of the smallest apartments on the market can be found in the Prosecká vyhlídka residence in Prague, recently built by Vertex Fund real estate. The nine-square-metre unit is an experiment, he says.

It is one open room that serves as a living room, kitchen and bedroom at the same time. Only the bathroom is separate. There really isn't much space. The storage space is under the bed, the kitchen with a sink is only a meter long, the table drilled into the wall is foldable. You also have to use the common laundry room in the house. However due to the apartments size, it is listed as an accommodation unit and not a living space due to its size according to the building code.
