A flooded apartment, a broken fridge or a broken window - events that will cost you a lot of money as a tenant without insurance. That's why we've come up with a new service that can help you and your landlord in the most unexpected situations.

Together with Česká podnikatelská pojišt'ovna we have prepared insurance that can be arranged exclusively with a few clicks directly on the Bezrealitky portal.

Liability insurance covers the vast majority of sudden damages, such as destroyed parquet floors from moving, furniture chewed by a dog or a flooded apartment, up to two million with a deductible of one thousand crowns. The cost of insurance is just 66.6 crowns per month, or 800 crowns per year.

Why take out liability insurance?

With liability insurance in the first place, you pass any disputes over who will pay for the accident. At the insurance company, you get a mediator who evaluates the situation through the eyes of a third party.

In addition, according to the experience of Martin Ponzer, head of the digital real estate service Bezrealitka, the number of owners who already at the signing of the contract require just the negotiation of liability insurance is growing. In Prague or Brno, for example, roughly one in ten apartments is rented with this condition.  

It's logical. Owners are becoming more and more sensitive to the investments they have to make in the apartment in case of damage. And they increasingly have experience with tenants who were not willing to face up to their damages,mentions Martin Ponzer, head of the digital real estate service Bezrealitky.
The situation around rental housing in the Czech Republic is complicated. That's why we're glad that thanks to our cooperation with Bezrealitky, tenants can easily arrange liability insurance to protect them from unexpected damages without having to face high security deposit demands. This insurance is not only affordable, but it brings both parties - tenants and owners - greater certainty and transparency when dealing with potential problems,mentions Michal Šimon, manager of non-life insurance at Česká podnikatelská pojišt'ovna.

What does bail and insurance address?

If you damage something in your rented apartment, the landlord will usually use a security deposit to pay for repairs. However, this system is suitable for repairs caused by long-term use. In addition, there is no third party to resolve any dispute about how much financial damage has been caused and to arrange for a professional assessment.

And although the absolute value of the deposit has increased by more than 14,000 crowns to almost 35,000 crowns in the last five years, even this high amount cannot cover major accidents such as a floor ruined by a bathtub washout.

Voluntary liability insurance is the ideal way out of such a situation. It doesn't cover damage caused by wear and tear or long-term use, for example, where a deposit still makes sense. But in the event of an emergency, it helps the household avoid one-off costs that could cause the landlord to withhold the deposit.says Martin Ponzer, head of Bezrealitka.
