Byt prošel v roce 2015 kompletní velmi praktickou rekonstrukcí pro rodinu s malým dítětem (obývák, dětský pokoj, “ložnice” bez okna, rozsáhlé úložné prostory), jednotlivce nebo pro pár, kde jeden potřebuje pracovnu. Byt vznikl přestavbou z 2+1 pro vlastní bydlení. Kuchyň byla přemístěna do pokoje s oknem, druhý byl rozdělen příčkou na dva, jeden s okny a druhý velmi malý a bez oken resp. s větračkou u stropu – vhodný jako ložnice či pracovna. Původní kuchyň jsou nyní objemné úložné prostory s vestavěnými skříněmi. Viz fotografie a plánek bytu zde u inzerátu. Okna vedou na západní stranu. Na fotografiích je stůl a police v kuchyni, na rozdíl od židlí nejsou už součástí vybavení. Dům je zateplen.
Vybavení: 2. patro s výtahem, koupelna s vanou, pračka se sušičkou, varná indukční deska, trouba, lednice s mrazákem, myčka, spíž, velké úložné prostory ve vestavěných skříních a v patře nad předsíní, okna na západní stranu, sklepní kóje, přípojka na kabelový internet Vodafone (exUpc) a tv. Tram 10 min do stanice Anděl přímo u domu. Parkování na rezidenčních zónách. V okolí škola, školka, obchody, kino, komunitní centrum, kulturní dům, hospody, les, park…
Nekuřácký. Domácí mazlíčci jedině po předchozí dohodě. Dlouhodobý pronájem, nájemní smlouva minimálně na rok. Sháníme nájemce slušné a hlavně spolehlivé, podmínkou pojištění odpovědnosti, doložená bezúhonnost a žádné exekuce.
Poplatky za dvě osoby jsou 1800 Kč měsíčně záloha za vodu a služby v domě (odpad, výtah atp.) s ročním vyúčtováním (kvůli vodě). Energie (eletkřina, plyn) převádí nájemce na sebe. Předchozí nájemci (dvě osoby) platili zálohy u svého dodavetele celkem 2500 Kč měsíčně. Průměrná měsíční spotřeba elektřiny za loňský rok 1500 kWh (spotřebiče, vaření) a plynu 5200 kWh (topení, teplá voda).
Nemám zájem o služby RK.
The flat underwent a complete and highly practical refurbishment in 2015, designed for a family with a small child (living room, children’s bedroom, windowless ‘bedroom’, ample storage space), a single person or a couple where one partner requires a study. The flat was created by converting a 2+1 property for the owners’ own use. The kitchen was moved into a room with a window, whilst the other room was divided by a partition into two: one with windows and the other very small and windowless, with a ceiling vent – suitable as a bedroom or study. The original kitchen area has now been converted into spacious storage areas with fitted cupboards. See the photographs and floor plan of the flat here in the advert.
The windows face west. The photographs show a table and shelves in the kitchen; unlike the chairs, these are no longer included in the furnishings. The building is thermally insulated.
Features: 2nd floor with lift, bathroom with bath, washing machine and tumble dryer, induction hob, oven, fridge-freezer, dishwasher, pantry, ample storage space in the fitted wardrobes and on the landing above the hall, west-facing windows, cellar storage unit, connection to Vodafone (formerly UPC) cable internet and TV. A 10-minute tram ride to Anděl station, right next to the building. Parking in residential zones. Nearby: school, nursery, shops, cinema, community centre, cultural centre, pubs, woodland, park…
Non-smoking. Pets allowed only by prior agreement. Long-term let, tenancy agreement for a minimum of one year. We are looking for decent and, above all, reliable tenants; liability insurance is a requirement, as are proof of a clean criminal record and no outstanding debt enforcement proceedings.
Charges for two people are 1,800 CZK per month as an advance payment for water and building services (refuse collection, lift, etc.), with an annual statement (for water). The tenant is responsible for registering the utilities (electricity, gas) in their own name. The previous tenants (two people) paid a total of 2,500 Kč per month in advance to their utility provider. Average monthly consumption last year was 1,500 kWh for electricity (appliances, cooking) and 5,200 kWh for gas (heating, hot water).
