The nearby A2 and A42 motorways also provide quick connections to the surrounding cities of the Ruhr region.

All rooms have white wallpaper and have been painted white. The two main rooms, kitchen and hallway feature attractive laminate flooring. The bathroom is fitted with white tiles. A new shower enclosure and a new large bathroom mirror have just been installed.

The apartment’s new radiators are supplied by a modern central gas heating system.

Hot water is provided by an electric instantaneous water heater.

A reasonable, modest graduated rent will be agreed, providing planning certainty for all parties.

The apartment is not offered for short-term rental.

The minimum tenancy period is 12 months, meaning that the tenancy cannot be terminated before the end of the first year.

Service charges, including heating costs, are settled once a year. A monthly advance payment of EUR 200 for service charges, including heating, is payable and will be offset against the annual statement.

In addition to the monthly basic rent plus the advance payment for service charges—total monthly rent including service charges: EUR 750—a security deposit equal to three months’ basic rent is required (EUR 1,650). The full security deposit must be transferred to the landlord before or at the start of the tenancy and prior to the handover of the keys.
